    The living experience is ok, but regarding referral bonus they do very badly. I referred my friend, but they forgot to deposit the bonus when I stay there. After moving out, I checked and found the issue, they spend 4 months to go back and forth, and refuse to honor just because "I am not a resident now". Actually I should ask for a compensation for the bonus + 9 months interest + penalty. Now I only ask them to pay what they should have done 9 month ago, but they refuse. I spent lots of effort on this but do not get a resolution. I will complain to BBB, and maybe go with small claims court. As a merchant, you should perform your job well, not rely on customer to monitor. Now that customer monitored and found your mistake, as a merchant, you should address it well.

    Had some maintenance problems, got Dustin, guy was super nice, had some nice conversation. Dustin was Very professional, efficient and respectful. Got all the problems fixed in A timely manner, my vote is give that brother a raise! Also overall this community is very nice.

    Let’s start with the fact that I toured a unit, placed a holding deposit on the unit. Signed the lease, and then when we showed up to move in, the keys we got didn’t work since someone else was living there! So we had to choose a new unit on the day of move-in. Our apartment is riddled with black mold and ants everywhere. Don’t get me started on the drug usage on the property (used needles and dime bags) and seeing several drug deals happening on the property along with several arrests happen outside my window. LITERAL NIGHTMARE!! After several attempts to get certain things handle ex: Black mold, and the ant infestation- Led to a lot of broken promises Buy maintenance and management that these things were going to be fixed, but never were. After several expensive visits to the doctor for lung and skin issues from the black mold within the six months that I have lived here I am ready to crawl out of my skin.

    If I could give this place 0 stars I would. My roomates and I lived here for less than a year and have broken our year long lease early. Don’t live near A B and C buildings. We’ve seen guns being pulled, cops constantly showing up for DV, US Marshalls arresting someone living in the building, trash is left everywhere and it is poorly kept. We also experienced the ant problem that others have posted about as well. The only positive thing was Dustin the maintenance guy who helped us get more traps. Unfortunately it was an infestation and needing pest control. That did not happen. Our lease ends today 3/31 at 11:59 or when the last pair of keys was turned in - we showed up today 3/31, with our keys that we had not turned in yet to grab the rest of our things and do a big clean up/ wipe down - we saw maintence material like a drill, screws, a bag, and backpack, etc just left in the apartment. The pipe for the bathroom was popping out where the drill was. We did not call maintenance because we all moved out ASAP. We communicated with the leasing office about this and it is just very concerning even the lack of communication within their own staff.

    Rare 5 stars from me—but well deserved. Our family’s experience here has been genuinely positive, and management has been consistently responsive and proactive over the past year. My wife and I were previously in Totem Lake but wanted a more secluded setting with trails and mature trees. We found The Preserve at Forbes Creek on Google Maps and knew immediately it was worth a visit. Lars welcomed us, showed us the property, and drove us up to the unit. After touring, we were confident it checked all our boxes. We rented a third-floor unit in Building A and have only had a handful of issues since moving in. Issues that were resolved: Trash collection: Early on, garbage buildup and infrequent pickups were a concern. Management acknowledged the issue right away and increased collection frequency. Since last July, this has been much improved, with only occasional overflow. Appreciate the follow-through here. Late-night noise: There were ongoing disturbances between 10pm–6am, mostly from loud cars revving and doing burnouts in the parking lot. After working with management, notices were issued, and the difference has been substantial. Now it’s quiet at night—you can actually hear owls, coyotes, and the occasional raccoon. It’s a beautiful, peaceful setting when it’s respected. Electrical outlet issue: One outlet wasn’t connected to the room’s light switch, likely a leftover from a past renovation. Maintenance took a couple of days to troubleshoot and fix it so the switch now controls the outlet properly. Solid work by the team. Remaining areas for improvement: Package delivery: This is the biggest ongoing frustration. Amazon (and likely other carriers) routinely delivers packages to the office instead of individual units. If you’re not paying for the package locker, items often end up locked behind the office’s glass door until business hours. That system creates unnecessary friction. Removing that door—or otherwise improving access—would make a big difference. Also, continued pressure on carriers to deliver directly to units would help. Carport roofing: The carport roofs frequently leak during rain. Water escapes between overlapping panels and gutters, causing runoff in unintended areas. This likely needs resealing or panel repair to properly channel water to the downspouts. Bathroom ventilation units: The newer ceiling vents (which replaced the heater-style units) run constantly and don’t seem effective. They also appear to contribute to increased moisture issues—we’ve noticed more mold/mildew since the switch. The idea made sense, but the execution hasn’t delivered. Overall, the staff and maintenance team are excellent, and the community itself is quiet, scenic, and well-managed. We’re genuinely disappointed to be leaving The Preserve at Forbes Creek and Seattle in general—if circumstances were different, we would absolutely stay and rent longer! The snow the other day was a nice change. Though it left as quickly as it came.
