I lived at Courtyards for over 10 years. Never had any problem until I had to relocate to a renovated unit last year, due to property wide renovations. Nothing but problems. The kitchen sink dropped out of the counter, 1 room smelled and couldn't be used, only 1 cable outlet worked etc.. I ended up moving out 3 months before my lease ended due to a RAT infestation and now they trying to charge me $5000 for breaking my lease. There were RATS in my house!!
The repair was to use spray foam into the holes, so some died in the wall, while others were still getting into the house!! So now add rotting rat smell on top of live rats!! the spray foam was used all around the stove outlet, so i didn't dare to use the stove. SMH.. Since the previous manager left this place has seriously gone down hill and the renovations are subpar and definitely not what they are charging in rent.

I HATE IT HERE!!!!!!!!!!!!! YOU tore down me and my best friends favorite TREE!!!!!! that we had for YEARS!!!!!!!!!!!!!! WE HAD SUCH A FUN time ON that tree and you tore it down for SOME STUPID OFFICE!!!! THAT WAS SOOO MEAN OF YOU TO DO THAT TO ME ANd MY FRIEND!!
Then, you tore down the playground that my friend and I loved SOOOOOOOOOOOO much for no reason!!!! The replacement is very bad, the colors are ugly and boring, and the equipment is very small and very boring! My friend had that park since she was 2, and it was very special to her. We are heartbroken after the destruction of our play area and trees.

I recently moved in Nov 2025 with my daughter. From the first day of the tour , signing of lease and move in day everything as been very smooth. The ladies in the office have been very attentive to any questions that I have had and the two maintenance issues we had were taken care of in a extremely fast manner (less than 24 hrs). I had to get used to dealing with Piper on the phone and she's been great and deserves a raise :) Shout out to the maintenance staff as they personally introduced themselves to me on my move in day and have been extremely professional in the times they did work in my unit. I don't have a dog, but it's great they have a dog park and it's very nice. I know there has been many messages about picking up your dog poop which should go without saying. It's sad when your 10 year daughter comes home with poop all over her shoes from playing outside. With that being said the units in my opinion have been upgraded professionally (coming from a mechanical background) and the neighbors I have met have all been friendly and courteous. As far as the comments I have seen in reference to the trash area I personally enjoy having the large trash compactor as it does not seem to overflow since I have been here but of course trash companies aren't perfect and I'm sure if they miss a day than the trash starts to accumulate. Other complexes in which I have stayed in just had the regular green trash boxes and those always seemed to fill up 1-2 times a week so I am happy with the compactor set up. We look forward to being able to use the pool in the summer and I am highly impressed with the workout gym by the office.

This is my second time living at the Courtyards of Chanticleer in the last 7 years. I lived here originally in 2018 then moved back early 2025. Location is great, near all major stores and things to do with kids. Since living here in 2018, they've made many upgrades - fitness center, renovations to the pool and pet spa, currently building a new playground area for kids. Havent had any issues with major maintenance needs, they come and change out furnace filters as well!

I stayed here close to a year starting December 2024, and I overall enjoyed the townhome itself that I stayed in. There was some slight issues I had, but maintenance was pretty quick about fixing them, although the ceiling fix in the living room did not last, and it started peeling on the floor. Beyond the quality of the townhome and the area having a host of great amenities within driving distance, the experience with management was not a positive one.
For starters, due to them renovating the place next to me, I experienced extreme noise issues throughout close to two months of my stay. I was not even made aware of the renovations in advance until I voiced concern. There was no kind of compensation for the inconvenience as well. To add to that, they sporadically cut off the water to do repairs, which can be an inconvenience.
Finally, Id like to add that I was evicted from the place with little to no warning before it occurred. I knew that I was behind on rent for the month of September, but I paid the full amount for September that was remaining on October 8th when I received my paycheck from work. Due to them taking away my ability to pay online due to a returned check previously, I was unable to get an accurate breakdown of the current charges. I had a letter that stated what remained for September was $697 and some change. I paid 700 to avoid the eviction case by paying rent of September or so I thought. On the morning of October 30th, I receive a knock at the door from a deputy of the Sheriff's office informing me of my impending eviction in two weeks. I was completely taken aback due to the payment I made for September's rent. When I inquired to the management office about the payment I made on October 8th, they told me as per the lease agreement, they are allowed to put the payment towards other expenses for October instead of to the past due rent. First off, to have a policy that allows you to do that is just shady and is clearly put in place to put people in a situation where you can evict them by surprise. There's no other justification for that. Secondly, I found out that I had time to appeal the decision before the Sheriff's office came to my door, but I received no prior notice of the court decision until the deputy came to my door. Granted, I had some months where I was behind on rent and I know the payment is expected the first of the month, but I had always paid the remainder on the first of the following month to avoid conviction. The fact that noone informed me that my payment was not going to be enough to stop the eviction to give me a chance to fight it is just low and underhanded and completely unprofessional. And the fact that Im still responsible for the rent until the place is leased is frustrating, but I understand its a law in place to help out landlords more than tenants. Maybe if that law wasnt in place, people wouldnt be so quick to just evict people and would actually work with them instead of just using policies that benefit them and screw the person renting.
This was my first and last renting experience. Luckily, I have a VA home loan I can use so this eviction won't impact me as much as a non-veteran person. But maybe you could consider amending your leasing agreement to take out that paying the current month's fees instead of paying all of the remaining rent for a past month first. Also, maybe give people a full month before you go to extreme measures like going for an eviction against them. Either way, its a lesson well learned and in many ways Im glad I'm done with that place because their lack of communication, whether intentionally or unintentionally shows a lack of concern for the tenant.
