    Debated on putting a 2-star rating, but I kept it at 3 because the apartment complex was nice and we had a great experience our first time living there a few years back. However, things have changed. My husband and I lived at Spring Water years ago and we absolutely loved it. No complaints. Moved there Dec of 2024 and lived there until June of 2025 due to my husband’s orders to relocate. We were being relocated to Hawaii and had things that HAD to get done in order to fly out so I was waiting on results before letting the apartment know because if anything didn’t work out I would still need a place to live. Ended up missing the amount of notice they needed to not have to pay for the whole month of June and they wouldn’t even prorate it from the time I called. My original plan was to leave on the 5th or 6th of June and stay with family until I needed to leave but I was going to have to pay for the entire month at this point even though I was only there for a few days so I said might as well stay to give myself more time. In the midst of all that, I have to advocate for my family, I am going to try whatever I need to make sure we ask all of the questions and don’t get taken advantage of. Staff gave conflicting information, not super friendly, and trying to get ahold of them was difficult. The gates at our entrance were broken the entire time and it looks like it’s been an ongoing issue. Maintenance was solid though. Always came at a timely manner and were super friendly while working or when passing them by outside. My husband and I came home one night from a trip to see several cops standing outside of our neighbors apartment directly across from us so of course we were concerned. Turns out someone was stabbed in the apartment. I know that isn’t the apartments fault but does tell you what type of people you’re surrounded with. The main reason I’m writing this at this point is because I just opened a letter today from a credit company trying to make a settlement on a bill from Spring Water for over $200 for water, trash, sewer, and pest control from May 25th to June 30th of last year. Not once did I get a call or an email and neither did my husband. My husband and I are responsible adults and pay our bills on time so it is frustrating that something I wasn’t even informed of has now reached my credit report. The apartment itself is nice, the pool is pretty, gym is decent… I was excited to move back after the first time of living there but I will not be living at Spring Water if we get relocated to VA. The gate being broken was annoying, but the main reason is the frustration I’m clearly still dealing with because of management. Also, I agree with another review that the walls are thin. I have audio recordings from what I would have to listen to from the upstairs neighbors child running and jumping all over my ceiling. After dealing with it multiple times and it waking me up while sleeping I went upstairs to make them aware and it didn’t get much better afterwards. I would not have guessed that it was a FOUR year old running and jumping by the sounds of it. Anyway, happy apartment hunting. (:

    Living at Spring Water Apartments was the worst experience of our lives! We relocated from out of state, and we were excited for a fresh start. From day one, we had problems with staff coming in without authorization, to them having our car towed one day then the following day someone stabbed our brand new tire, and items coming up missing from our apartment. The place is not well insulated from drafts coming in because there's no weather stripping to hearing every footstep from the upstairs neighbors and traffic on the highway. We had issues with people allowing their dog to pee on our front door mat to having to avoid dog poo on the sidewalks. They advertise that it's a gated community, but there's always a gate open unless both sides are broken. It looks beautiful, but looks are deceiving! My grandmother used to say, "Don't judge a book by it's cover!" The pool fountain is a breeding ground for mosquitoes, and I had complained several times because it's not healthy for the residents and their guests especially children who swim at the pool. The staff is unprofessional and fake, so please don't be fooled! If you decide to move there, make sure to get a parking sticker or they'll tow your vehicle like our neighbor!!! If you suffer from PTSD or any mental health problem, Spring Water Apartments is not the place for you and it will make your condition ten times worse!!!

    Best maintenance crew around. David performed four maintenance request for me on the same day, I submitted the request at 10 am and was completed at 5pm. Faucet replacement and water heater thermostat replacement. The dedication he has to his customers to make sure they are living comfortable is what I enjoy most about living here.

    David the maintenance guy was super cool, very kind, punctual, and knew what he was talking about I really Appreciate when Companies hire people who love their jobs It makes a difference. I hope they keep him as long as they can if not, it’ll be a major loss.

    10/10 maintenence team who keep the grounds great and help tremendously with any problem within the units. Complex management is also terrific with Ana and the complex manager being especially nice to speak with. 10/10 theyre all tremendous
