  The property is quite in the middle of the Cascades community. That gives you access to walking trail’s Algonkian Park and great schools

  Don't believe anything that you read on the website, nor the positive reviews about this place. First, the apartments are very far from being "luxury" apartments. We have been leasing an apartment for six months now, and it is an old apartment with stains in the ceiling, etc. Most importantly, the service is very poor. Everyone is inefficient from the property management staff to the maintenance staff. Just to give an example, after changing our locks, the maintenance staff gave us copies of the new keys, and now they are claiming that they do not have the original key. As a result, they have not been doing preventive maintenance in our apartment, they' ve failed to do pest control in our apartment, and have not changed the ac filters in our apartment as they did in other apartments. Not to mention that it takes them months to answer to maintenance requests. First Karen couldn't find a suitable, time for maintenance to come to the apartment and now they are saying that they do not have the keys to enter the apartment. What kind of property management team does not have a key for maintenance to enter an apartment? The time that we have been waiting to get maintenance services should be a violation of the Lease Agreement. If the property management office lost the key to the apartment that we are renting, this also presents a safety issue for us . It is also shocking that apparently they do not have the keys to service the apartment, and have done nothing about it for months. This is a true violation of our tenant's rights, and they don't seem to care about it! in addition, their resident portal and Rentcafe is a headache. I was not able to update my email address on my profile, I asked Karen for help and I am still waiting since August, 2025. Even the invite that they've sent with a link does not work. As, a result I couldn't log into my resident account and pay my share of the rent online this month. We have also noticed that someone has entered the apartment and damages have been done while we are not in the apartment.

  To start off id like to say that Kayla was very helpful with me and my girlfriend when it came to seeing the apartment and the amenities of the apartment area. I also want to say thank you to Karen. She was very helpful. Very thorough responded right away and even when we got the credit scare, she gave us the other option right away and we were approved less than 24 hours. This is gonna be the first apartment that I move into and I just wanna say I love Sterling and Cascade is a safe safe place..can’t wait to lay my head down in my apartment!

  Manager Brooke Whittington lack of professionalism towards addressing valid issues that tenants have and NOT following proper Property Management policy and guidelines. I was told by manager Brooke Whittington 5 months ago that I would get my referral check and on several attempts she has refused to send out my referral check for some odd reason. I don’t know if it’s about me staying on her about getting my fireplace fixed in which wasn’t working when I moved into the apartment and that took over 4 months to get repaired under her watch. I have had a horrible 6 month experience here at Cascades Overlook due mainly to the poor management of Brooke Whittington and the handling of her staff and most importantly the tenants here. Change is due.

  This complex is affordable and has ample amenities and super nearby to all the things I love. Andrea the assistant manager has been a great help and Daniel is superb at his job over in the maintenance crew. Thank you for all that you do for us!
