    I recently moved in to eagle rock apartment. My move in process was smooth. Sam's professionalism and welcoming reception was great. She helped me get all documents and payments ready as quick as possible. I will see how the apartment feels/looks as I start living and thank more here. Thank you to Sam and her team!

    I do not live here, and after visiting the property and reading recent reviews, I’m very glad I don’t. The condition of the property alone was enough to raise concerns. It looked poorly maintained and disorganized to the point that I honestly questioned whether I was even at the right place. I was. That was my first red flag. While sitting in the parking lot trying to investigate whether I was at the right location, I read recent tenant reviews, including one from a current resident detailing an alarming pattern: apartments promised and then taken away, written concessions not honored, emails ignored, and management only responding once a public review was posted. Other reviews echoed the same issues, including overcharging with no resolution, maintenance requests ignored for weeks or months, including safety concerns, security deposits not returned, and a general lack of accountability. The management response to those reviews did not reassure me. Instead of taking responsibility, they team leaned heavily on addendums, legal language, and technicalities, confirming exactly the kind of management style tenants were warning about. Whether or not every detail applies to every tenant, one thing is clear. Communication issues, broken trust, and inconsistent management are not isolated complaints here. When a property looks neglected and reviews describe serious administrative failures, that is not bad luck, that is a pattern. Housing is too important to gamble on promises that may later be walked back or ignored. I chose to leave without touring, and based on what I saw and read, that was the right decision. I would strongly encourage anyone considering this property to read the recent reviews carefully and trust their instincts. Additional edit added 1/20/2026 after property comment was made: Broken promises, ignored maintenance, overcharges, and inconsistent management aren’t fixed by tours or office visits. My review stands.

    Updated Review – March 2026 If you’re considering living here, please read this carefully. I would give zero stars if possible. Eagle Rock Apartments at West Springfield has been the most unreliable and inconsistent management experience I’ve ever had. If you sign something with them, be prepared to have it changed or modified after the fact. In August 2025, I relocated across the country with my two children. Eagle Rock promised me one apartment, then revoked it. They assigned me a second unit, had me sign a fully executed lease, and then revoked that unit as well — just 7 days before my move-in date. I did not even hear this from management; I learned from Verizon that the prior tenant never left. After significant disruption, Eagle Rock apologized and put in writing that they would provide two free months of rent (December 2025 and September 2026) as a make-good. I did not ask for this — it was voluntarily offered by management. In good faith, I removed my negative reviews at their request so we could move forward. Only after I had already moved in did they introduce a “Mutual Release Agreement” requiring me to waive tenant rights, restrict my ability to speak about my experience, and bar future complaints. I declined to sign that document. Despite the written concession, when December rent came due I was charged in full. I emailed repeatedly asking for clarification and received no response for over a week. To avoid penalties and protect my family’s housing, I paid the rent anyway. As of March 2026, the matter still remains unresolved. I have attempted to resolve this through direct communication, county-facilitated mediation with Fairfax County Consumer Affairs, and a formal complaint through the Better Business Bureau. None of those efforts have resulted in a resolution or meaningful response from management. Since raising these concerns publicly, I have also observed that my comments on Eagle Rock’s Instagram and Facebook pages have been removed or hidden from public view, and attempts to post reviews on some apartment listing sites appear to be blocked or filtered. Rather than addressing the issue transparently, public feedback appears to be suppressed. The pattern throughout this experience has been consistent: • Units revoked after being promised • A fully executed lease canceled days before move-in • Written commitments later recharacterized • Emails ignored when clarity is needed • Public feedback removed instead of addressed Housing affects real lives. Based on my experience, I would not recommend this property to anyone who expects management to communicate transparently or stand behind what it puts in writing.
