I (Chenfeng He) have been lived at Towers on Franklin (104 West Franklin St.) for years, and I have very satisfied with my experience. Last year, due to my negligence, I missed the renew window. Once I found this issue, the new customer had signed a lease for my current apartment. I went to the lease office, and talked with lease team. Due to my personal reason, I need to stay at the same building. Given that the fixed date I need to move out, and I needed the same day to move in a new apartment. It was very challenge to find a new apartment for me. Kranazia, Amaya, and Raymon, they discussed my case together many times, and coordinated with other tenants. They kept in comforting me, tole me: not worry of being homeless and nd they would find a solution for me.
Finally, they found a new apartment with my budget before my date to move out/in. During my move out and move in date, when Kranazia and Amaya noted that I was so tired due to moving, they kindly extended the date for me to return my old keys. I was also surprised to find band new applications at kitchen!
Thank you, Kranazia, Amaya and Raymon, thank you all the lease and management team. I appreciate your care and help. It means a lot. As an international person in the States, I regard Towers on Franklin as my home in USA.

I’m giving 5 stars to Towers on Franklin mainly because of their team. The staff, especially the maintenance experts Marcel and Sam, are kind, responsive, and genuinely helpful. While there can occasionally be issues with the elevators, heating, or laundry machines, I’m always impressed by how quickly and thoughtfully the team steps in to help and do their best to resolve things. Their care and professionalism really stand out. The apartments themselves have everything you need and are in a great location in the city.

(3.5 stars) I have been a resident for almost 5 years now and have signed a lease to stay another year. I love the location of the building and my apartment unit has the BEST views.
There have been consistent issues with water disruption but I appreciate the transparency and proactive communication from office staff when maintenance has to occur building-wide. I recognize that issues arise and are unavoidable but am grateful that most of the time repairs are planned in advance and communicated with residents.
Maintenance and office staff are quick to respond to issues and very helpful with buidling concerns. There have also been steps taken in recent months to improve community spaces, which, in my opinion, was much needed and overdue.

I’ve been living at Towers on Franklin for about 3 years now, and overall my experience has been very positive. The views are honestly amazing and one of the biggest reasons I enjoy living here. The pricing feels reasonable for the location, and both the maintenance team and front office staff have been helpful, responsive, and easy to work with whenever I’ve needed assistance.
Like any community, there are a few areas that could be better. The shared spaces could be kept cleaner at times, and occasionally residents leave dogs off leash, which can be concerning. I’ve also experienced bugs sometimes and a few water leak issues, but I do want to mention that maintenance has always responded quickly and fixed things properly when they were reported.
Overall, this has been a great place to call home for the past three years, and I really appreciate the views, value, and support from the staff.

I’m currently within my 2nd year since moving in January 2025. This is also my first time living on my own and really the only spot I could grab in a short time frame.
The leasing office, maintenance, and cleaning staff are very nice, helpful, and respond quickly to inquiries. I like the convenience of having one payment for rent and utilities to make things easier. The building being old and lack of consistency with procedures are the only reasons why it’s not a 5 star experience.
A little bit too many water interruptions, non-controlled heat going up to 87 degrees in the Spring, and incoming pests despite a clean apartment have honestly been stressful for me to work around. I also wish residents would take better care of the building: smoking indoors, leaving trash wherever, and purposeful damages (graffiti, spills) is extremely disrespectful to both the staff and other residents.
There’s instances I felt should’ve been dealt with prior to me requesting service for it. When I first moved in, my internet wasn’t set up and my stove didn’t work and had to wait 1-2 weeks for those. There was a large hole in the wall underneath my kitchenette sink causing numerous roaches to crawl into my unit.
The process for packages is improving, but there’s still improvement that needs to be done. The package room is 24 hours proxy now and they’ve given Amazon drivers a key into the building which makes things a little easier. However, packages still get placed next to the Amazon locker, in the mail room, and even at the front door to the complex outside making them exposed to stealing.
So like many others, I do have a love/hate relationship with living here. It’s not terrible, but it’s not great either.
