  We toured The Guild last weekend and after so many tours around RVA apartments I have to say this was our favorite by far. The building is brand new and well constructed, the amenities are incredible (esp the pool, courtyard & coworking spaces which were significantly better than other buildings at similar price points) and the units we saw were spacious and well laid out with great views of the pet park. Also, Maddie was so warm and professional throughout the tour. The Guild is such a hidden gem in RVA, highly recommend!

  From the very first moment we toured The Guild, we knew we HAD to live there. The entire experience was seamless, welcoming, and just felt like home—but what truly made it stand out was the incredible level of care and professionalism we received from Maddie. Maddie went above and beyond at every step of the process. From answering all of our questions thoroughly to making sure every detail was handled with care, she made what is often a stressful experience feel easy and exciting. Her responsiveness, kindness, and willingness to accommodate our needs was astronomical. It’s rare to come across someone so dedicated to ensuring future residents feel comfortable and confident in their decision. After touring what felt like all over RVA, None come close to Maddie. The property itself is beautiful, well-maintained, and clearly managed with intention and care. Everything about The Guild reflects quality and attention to detail, from the amenities to the overall atmosphere. If you’re considering a new place to live, I genuinely don’t think you need to look any further. Between the outstanding management—especially Maddie—and the exceptional living experience offered, The Guild RVA sets the bar incredibly high for any place in RVA. 5 Stars isn’t enough to describe this place!

  Our move-in experience has been extremely frustrating and unprofessional. Our original move-in date was Tuesday, but we were told the apartment wouldn’t be ready until Friday. When Friday arrived, we were then told the unit still wasn’t ready—first because the heat was broken, and later we were told the floors weren’t finished. We received conflicting explanations depending on who we spoke to, which shows a lack of organization and transparency. Because the apartment was not move-in ready or habitable, we were forced to pay for a hotel at the last minute. While management mentioned crediting our hotel costs toward next month’s rent, the entire situation could have been avoided with proper preparation and honest communication. Moving is stressful enough—being displaced due to preventable delays made it significantly worse. I would strongly advise future tenants to get everything in writing and be prepared for delays.
