Currently a resident; The experience has been pleasant after the rocky start.
I will say when renting, to ensure you check the first few nights for roaches and bedbugs as we had experienced them on the 8th floor; and they were very kind to give us a new room on a new floor that had been treated and confirmed pest free.
The amenities are splendid with multiple lounges, a gym, and a pool; stuff you wont find at other places with similar rent for the most part.
The apartments, at least 1 bedroom apartments, are decently big and offer space for all sorts of hobbies, and they get adequate lighting if you get a place with a patio.
Other than the pests starting off, the experience has been so much better than most places I've stayed at.

I’ve been living at Towers on Franklin for about 3 years now, and overall my experience has been very positive. The views are honestly amazing and one of the biggest reasons I enjoy living here. The pricing feels reasonable for the location, and both the maintenance team and front office staff have been helpful, responsive, and easy to work with whenever I’ve needed assistance.
Like any community, there are a few areas that could be better. The shared spaces could be kept cleaner at times, and occasionally residents leave dogs off leash, which can be concerning. I’ve also experienced bugs sometimes and a few water leak issues, but I do want to mention that maintenance has always responded quickly and fixed things properly when they were reported.
Overall, this has been a great place to call home for the past three years, and I really appreciate the views, value, and support from the staff.

I’m currently within my 2nd year since moving in January 2025. This is also my first time living on my own and really the only spot I could grab in a short time frame.
The leasing office, maintenance, and cleaning staff are very nice, helpful, and respond quickly to inquiries. I like the convenience of having one payment for rent and utilities to make things easier. The building being old and lack of consistency with procedures are the only reasons why it’s not a 5 star experience.
A little bit too many water interruptions, non-controlled heat going up to 87 degrees in the Spring, and incoming pests despite a clean apartment have honestly been stressful for me to work around. I also wish residents would take better care of the building: smoking indoors, leaving trash wherever, and purposeful damages (graffiti, spills) is extremely disrespectful to both the staff and other residents.
There’s instances I felt should’ve been dealt with prior to me requesting service for it. When I first moved in, my internet wasn’t set up and my stove didn’t work and had to wait 1-2 weeks for those. There was a large hole in the wall underneath my kitchenette sink causing numerous roaches to crawl into my unit.
The process for packages is improving, but there’s still improvement that needs to be done. The package room is 24 hours proxy now and they’ve given Amazon drivers a key into the building which makes things a little easier. However, packages still get placed next to the Amazon locker, in the mail room, and even at the front door to the complex outside making them exposed to stealing.
So like many others, I do have a love/hate relationship with living here. It’s not terrible, but it’s not great either.

Living in the West Tower of The Towers on Franklin has been a very positive experience. The staff have been consistently friendly, helpful, and welcoming, which really sets the tone for the building. My neighbors have also been great—approachable and kind—which makes it feel like a genuine community rather than just an apartment building. One of the highlights for me is the view of the city from my unit, which is truly fantastic and something I appreciate every day.
The only drawback is that a small number of residents are not as mindful about keeping shared spaces clean, and occasional messes are left behind. That said, this has been a relatively minor issue compared to all the positives. Overall, it’s a great place to live, and I’m happy to call it home.
It’s two Elevators in the building one is constantly down . If not both! Leaving me to walk up 12 flights. They always have to cut the water off for whatever repairs. Literally happens multiple times a month! Parking sucks. You can pay for a spot in the parking garage but it’s not enough spots . So you pay to park on the street or use the other parking lot a few blocks up. Idk what is going on with the Ac but in the winter , you only have access to heat and in the summer you only have access to air. I need ac all year around . But this forces me to have a fan and leave a window open. Last thing they say no smoking, but of course people smoke and it seeps into your apartment and makes the halls and staircase stink.
Plus to living here , it’s downtown !
The leasing office is pretty cool as far as responding in a timely manner. Maintenance is quick as well.
