    South Falls Tower is a premium experience of an apartment to live in. I'm rating this a 5/5 because it truly is very safe, clean, maintenance is always on par, and there are a plethora of benefits. However, I do have a few PROS - Super Safe - The apartment complex uses a vast amount of security systems for your apartment, parking, and more. (Also, parking under the roof has been crucial to avoiding rain and snow during mornings/nights) - Clean - South Falls Tower has an internal garbage handling system that not only keeps the place clean but actively ensure everything is spotless at all times. - Impressive Maintenance - is always on point/resolves issues the day-of. - Friendly Staff - All staff members are friendly, understanding, and very helpful - Indoors Gym - Has all the necessities you're looking for, including a pool and a backyard hikeable area. - Beautiful view - Multiple views, areas and spaces to hang out with friends. - Sound-proof - All walls are sound-proof which makes the space feel even more private and peaceful. - Price - While these apartment complexes have a luxurious style to them, they lean to be very affordable for the quality of life you receive. - Constant Community Events - Interestingly enough, there's always something and the complex handles it without any distruptions. From visiting food trucks, to small giveaways, it's a very neat quality of life. - Strong quality of life - even when Richmond falls to cold weather and has emergencies, South Falls always has heating and water before all other places. - Walking Distance from Downtown Richmond - the best part is how you can practically do so many things due to how you're at walking distance from the actual downtown area. CONS - Very rarely will the office run inspections (primarily for safety reasons which is completely understandable), but once this occurred when I was travelling out of town and it was a very inconvenient to update my Fob/Key-sensors during this time. (Albeit, they are very generous & understanding with deadlines) - Cold/Hot Weather - Again, SFT handles emergencies incredibly well, but is not immune to aforementioned emergencies. Just like with any place you plan to live at, ensure you are rightly prepared (for example prepare water before coldfronts) Overall, I would absolutely continue renting here - I'm only leaving due to career opportunities and other logistics that require me to leave the area. Please consider the benefits before all things as I truly had a wonderful year renting with SFT. Edit: I originally claimed that office hours close on weekends which might cause issues, but upon request, you can indeed sign/make adjustments during the weekends, which is ultimately another PRO.

    They also withheld the security deposit for pre-existing damage which they never repaired. When I disputed it, they demanded I prove the damage existed before In the middle of my lease, they installed a cell phone tower on the roof. which made me extremely uncomfortable living beneath constant RF radiation exposure due to legitimate cancer concerns. This wasn't what I signed up for when I moved in. Bottom line, they don't care about you, they rent this place like Airbnb as low as 3 months, they just want to make money out of everything and also nickel-and-dimes you on the way out. Document EVERYTHING with timestamped photos at move-in, or better yet, find another place to live

    I’ve had such a great experience living at this apartment complex (I’ve been here for 2 years). The maintenance team is truly top-tier, every request I’ve put in has been handled quickly, professionally, and with real care. They are Literally a 10/10! It’s such a relief knowing things get taken care of right away. The view from my apartment is absolutely beautiful. It’s one of my favorite parts of living here, it makes coming home feel peaceful every single day. What I love most, though, is the sense of community. The events they host are actually fun and a great way to meet people. I even met one of my closest friends here thanks to those events (love you Hannah ha! ) , which is something I’ll always appreciate. Overall, I couldn’t be happier with my experience here. Highly recommend!

    Living in an apartment complex has its pros and cons but some pros I've had at SFT besides the amazing views is making so many great friends which has been a game changer as a single girl in her late 20s. Being able to walk up or down a few floors to my friends homes and get together at local places has added so much joy to my life and has really upgraded my lifestyle here in Richmond! In addition I've also made several and new business connections here, which as an entrepreneur is huge! The management are quick with their replies and friendly, and maintenance nearly always comes the same day! Since moving in I've noticed the complex is always working on adding new features or upgrading existing ones too.

    Run, Don't Walk Away From This Building Save yourself the nightmare. This management company (PRG Real Estate Management) is a repeat offender with legal action against them for security deposit handling (search: United States v. PRG Real Estate Management). After 5 years and nearly $100K in rent, they're billing me $235 for "tub resurfacing"—more than their brand new cheap plastic tub costs, despite the tub being spotless with photo evidence. Add to that bogus water bill charges they've hit me with before. Your water bill? Handled by CONService (yes, really)—a company currently facing lawsuits for billing fraud and miscalculation, including meters that mysteriously run even when water is shut off. Advertised as safe & non-smoking? Try stolen packages and pervasive marijuana smell instead. I'm filing complaints with the city and housing authorities. Sometimes the pennies you collect unethically cost you millions in the end. This is one of those cases.
