Some of the 5 star reviews are fake, and they get friends and family to post fake 5 stars to get the reviews up because that's how they get paid. Please trust and believe they will put their money before your well being.
I wrote a review 4 months ago about how my heat was illegally out for over 2 days. We called the emergency line, no answer. We got ahold of Yumi in the office, she closed shop early and didn't tell anyone, as we ran into maintenance hours later after she said they would show up, and they had no idea even hours later. We had to pay for every day that was inhabitable (even though it was illegal).
When we first moved in our dryer was broken for about a month? I was paying for a laundromat and they didn't reimburse me even though it's technically included in the home. Another problem that ate at my wallet that they didn't care about.
Coming to around the time when our lease was expiring, we obviously wanted to leave as soon as possible. I called 5+ times to figure out how the key situation would be handled since I work M-F during there work hours, and they didn't respond. I TOOK WORK OFF the next day to ensure they got to them and they were going to charge us a fee. (Losing more money from taking work off, catch a pattern?) They decided not to, which was basically the first realistically kind thing they have done for us as they are always the ones failing to be reachable. I had called them over 5 times that week, and it felt like they were waiting for another deadline of which I would not be the victim of.
YOU NEED TO TALK TO SOMEONE IN PERSON TO CLOSE OFF YOUR 60 DAY NOTICE.
I relied on the phone to get access to them, I called and called, and it cost my family and I OVER TWO THOUSAND DOLLARS of bills we weren't even using. Yes, I paid for an extra months rent (no utilities, but a different higher rate since its monthly. Yes, in the midst of moving my family and I had to make it work it basically left us with nothing.) after we moved because they are so inaccessible.
We paid the money, we escaped and I finally had felt some relief. They just attempted to send us a utility bill for an apartment we didn't live in or use, about 50$, even though in writing they said they weren't going to charge us as the unit wasn't used. We removed everything on time and the only reason the keys were late was because I couldn't get ahold of them.
They don't stand by the word, and it astounds me the lack of professionalism, communication, and blatant care of their tenants. To these people its just a job, they do not care if you're happy or even safe.
I am not the kind of person to come raging on a review, but If I could protect someone else from coming here, and they get to save some money, and know their family is safe at home? I will.
Don't come live here, they will take advantage, and you can find places with the same pricing that take care of you rather than take advantage.

Living here in Rocklin has been a really positive experience. The leasing team is always friendly, helpful, and on top of things, which makes a big difference day-to-day. Any time I’ve needed something, they’ve been quick to respond and genuinely pleasant to work with.
The maintenance staff deserves just as much credit. They show up fast, fix things the right way the first time, and are consistently respectful and professional. It’s clear they take pride in their work.
Overall, it’s been a comfortable, well-run place to live, and the people who work here are a big part of why.
