  We lived at this apartment complex for 4 years and it was a great experience. The area is quiet and they always keep the property looking nice. The pool and gym were fantastic! All the equipment was well-maintained. Had no issues with parking. Whenever we had a maintenance need they came out the same day and fixed it. Highly recommend if you're looking for a nice apartment complex in Richmond!

  Edit: I am editing this post for more context as I have decided to end my lease prematurity at apartment complex. Parking: depending on the apartment you get parking may be scarce past 8pm. There is ample available parking. You may have to park a five minute walk away. Which can be a bit frustrating, especially if you have groceries or children, etc. I’d recommend noting the location of your apartment before signing a lease. Customer service: As mentioned previously, the staff have not been very responsive however, once escalated they are they helpful. I assume this is a training issue rather than negligence. Maintenance: Is great haven’t had any issues with them very quick to respond and kind, 10 out of 10. Amenities: Grateful and gem and overall the grounds are kept very clean and well maintained. They also do not allow any smoking here so that is very helpful and keeping things pretty. Location: This is probably the best part about the apartment. It’s extremely close to all of Richmond a 20 minute drive can get you anywhere. Also, very safe and quiet. Noise: The community itself isn’t too noisy, but as others have mentioned, the apartments do carry noise very well. I hear my neighbor walking at all hours of the day and Even noises like birds travel throughout the apartment. Pests: This is my biggest issue with the apartment building and the reason I’m leaving, though it may just be because I have a basement apartment, I’ve noticed pests and mites since moving in 3 months ago. It doesn’t seem like a full infestation yet I maybe find 2-3 a week but I wasn’t going to wait around for things to get better. In fairness I also have not requested maintenance for this as they can’t do much but spray for them which is a bandaid to a larger and likely more expensive structural issue. I don’t even want to walk around the apartment without shoes. Price: Based on everything listed above these units are overpriced in for the size and location. These rates are comparable to places renting in northern Virginia at the moment. Overall this is a safe and cozy place to live but your money could take you further elsewhere. Previous: I'm so disappointed that this is yet another apartment complex that has great communication up until the day you move in to leave you high and dry. I inquired about a garage rental near my apartment about a week or so after moving in with 2 follow-up emails days after and could not get a hold of anyone in the office regarding this inquiry for almost 3 weeks. The only way I was able to get a hold of someone was to inquire through the new resident portal in which my inquiry was answered the next day. Only to say that within the two week and a half weeks that my inquiry had went unanswered the garage spaces that I had originally inquired about had been taken. Garage space was one of the main reasons I had chosen this community and I can't help but feel cheated as if my inquiry had been answered within a timely manner then this would not have been an issue. Even more so I had also inquired about some maintenance concerns in my original inquiry which wasn't even responded to in the delayed response. Since then I haven't received a response to any email and I am so discouraged by this whole encounter I don't even want to communicate if not face to face with the office in fear of wasting my time. It's unfortunate that I'm writing this as communication before moving in had been superb but I do not feel valued as a resident of this community and for that reason alone I will not be extended my lease. At the rate these apartments are going for I would not recommend.

  I am relocating to Richmond in a couple of weeks. Toured several properties that would be convenient for my commute to work. My last stop was James River. I met with Kris who listened to my needs and showed me several options. Each unit was amazing.Most of all she took time to show me around and answer all of my questions. My deciding factor to make James River my new home was the super attentive leasing agent Kris and the awesome unit I will be moving into. People were genuine and made me feel welcomed. I cannot wait to move in. I have been telling everyone they have to make this their first and only consideration when looking to rent a new home!!
