Don't live on the back side of the building. The trains are 24/7 very loud, at least 50+ a day. The sound insulation does not help

PROS
-New build, everything has that “new building” feel and amenities (though limited) are new
-Scott’s Addition is a perfect area if you’re looking for breweries and restaurants. Very walkable and the building is off to the side of the area which keeps it away from the hustle and bustle of it all
-Plenty of resident events and giveaways (free CFA breakfast, donuts in the lobby, etc)
CONS
Here we go…
-Price point is on the higher side. If you’re looking to save money on rent, this is not the place. $1800 for a 1B/1Ba, plus additional utilities and fees brought it up to about $2000 in addition to external utilities that needed to be paid.
-Since this is a new build, that means the construction is still settling. Lots of small cracks along the walls, the grout and tile, etc. I’d wipe down my kitchen counters and have bits of cement on the towel from the tile on the backsplash from it crumbling. Grout in the shower also had several cracks by the end of my time there.
-Maintenance is… questionable. I had water streaming out of the light fixture in my shower several times, and the solution was to let it dry then paint over it. Pretty sure whoever rents the unit after me will see eventual water damage in their ceiling since they just gave it the landlord special, despite charging thousands of dollars per month. I expected a tears and repair, but nah, paint was fine.
-When my lease was approaching expiration, I asked what move out procedure was since I hadn’t signed anything to renew or vacate yet. I was told in person “just give us a 30-day notice” but when I emailed saying “my lease is ending on xx/xx/xxxx so here’s my 30-day notice” I was told I needed to give a NINETY day notice. I explained that I was told 30, and they said “according to the Fair Housing law, leases require a 90-day notice.” Mind you, Fair Housing doesn’t even TOUCH lease policies, so they like to throw out random laws hoping tenants will believe them. Ended up paying for a full extra month and losing out on thousands of dollars because management can’t get their laws and policies straight among their staff.
-Shelled out $200 for routine cleaning after move out. Some command strip paint damage and I think one hole in the wall from a picture, but other than that the unit just needed a vacuum/mop and wipe down. Expect to lose nearly half of your security deposit.
Be sure you document EVERYTHING with these guys. Lease renewals/move out, maintenance requests and work done, EVERYTHING.

This overall is a great place! The area is unbeatable, almost everything is clean and taken care of. The only tiny things that you may or may not care about is sound leaks between the hallway and rooms so in the hall you can hear barking or talking and in the room you can hear hallway sounds from the living room. Not super bad. The train side (opposite the street) can be disturbing, especially at inconvenient hours of the night/morning so try not to face that side.
