    Please see my updates. More pictures and dollar amounts for our out of pocket repairs! My response to comment left. I contacted your warranty department and they closed out 3 years of requesting repairs and stated I needed to report the issue in the first year to be covered! Even for foundations, wow!!! Well, I did report some of the issues that got worse! I was told these issues are not covered. I also could not report others since it took time for the rain to show that you did not properly protect my house with adequate drainage and as a result, everything got way worse! Very poor business. My driveway repair is a $9999 job. I have my estimate from the contractor to fix it, they said that the builder did not properly pack down the ground surrounding the foundation. Because my driveway was not properly completed I have to pay to fix it myself. It has now caused more damage as you can see in the pictures, bad drainage is blatantly visible. Had it been looked at when I reported it, it would not be what it is now. I posted this as a result of my feedback to the warranty department's care towards my experience with Ryan Homes! Notice that the year one request is still on the garage floor, mark all of our concerns with blue painters tape, WELL IT'S STILL THERE AND REMAINS A CONCERN! Buyer's beware see my problems before you build and buy!!!

    My Ryan home is falling apart and its less then 2 years old. If anybody is reading this please choose another builder. Just look into there complaints. I spent almost 900k on my "forever home" and its the biggest regret of my life. They don't care anything about you. They will lie to try and get out of everything and unless you take them to court they wont fix there big mistakes. (We will see) I'll be selling as soon as soon as I can without taking a massive loss. Sadly I'll be passing this nightmare of a home onto someone else 😔 Please do your research and choose another builder. Ive purchased several new construction homes and I've never had problems like this. They are by far the worst in Virgina. There customer service is horrible.

    Let me start by saying that I had a great time in the beginning of our build. After we closed we had all kinds of problems, so because of the issues I was directed to this office. My home was built in Edinburgh, Indiana. When I received a phone call back from this office, the gentleman laughed at my concern. He stated he couldn't help me. This concern with my new home..... cost me $30,000. .... I wasn't laughing. I do not recommend this builder

we were told so many lies by the sales person who worked for Ryan Homes and their partner lender (NVR) is a mess to work with! The house we bought was overpriced for the quality and difficult to resell. We bought a brand new townhome and when we arrived for move in found that Ryan’s construction workers had been using our home for lunch breaks
dirty toilets and stains on the carpets. Awful experience all around. Please don’t be naive like me and not take all of these 1 star reviews seriously!

    Ryan homes will not honor their warranty. Ryan homes has given up on me and the poorly built home, but I not given upon them. Veterans please don't buy a Ryan home.
