    This apartment community has deceptive practice. I spoke with Elsa on 10/17/2025 who did a great sales pitch although she told me that many of the apartments were not sold (now I see why); I asked about employer specific discounts she stated there was none only the 2 months which was incorrect the employers are listed on the website. She promised to call me back that day due to a meeting at 1 pm this call never occurred and I left several voice messages at the property and call center to this date 10/20/2025 she has yet to call me back. Elsa failed to advise me that parking was not on site but at charge with $100 monthly charge this is a violation of ADA for those handicap residents like myself. Spoke to Natalia the next day when I lucked up and she answered she said Elsa was by herself the day before and that’s why she probably didn’t call but that she was “her boss” she had no clue about employers on the website until I directed her (trained needed on the product you sell) she also said I could cancel on Monday but that my money would be mailed in 3-4 weeks this was never stated by Elsa either. What was most interesting is the company 3 party approving me but saying I have no credit history and would need a $2,000 deposit I told Natalia that’s false when I just bough a brand new luxury vehicle last year and been a home owner Natalia says unfortunately that’s how it is but she would speak to Elsa today never heard back from either I want to go on public record that I want it cancelled and my money release in my account asap I have filed a BBB complaint and Consumer Financial Protection Agency Complaint next stop is the media!

    Kettler's management of E14 (1925 14th St NW) has been consistently poor. Unresponsive, unprofessional, and unable to maintain basic habitability standards. I'm a tenant at E14 in Washington, D.C., which Kettler assumed management of in May 2025 after Bell Partners. The contrast in service quality is striking and deeply disappointing. Persistent Maintenance Failures: • HVAC system reported broken 6+ times over 5 months - unit regularly reaches 78-80°F. Multiple maintenance visits have failed to diagnose or repair the actual issue • Water pressure problems throughout unit since building renovation - months of complaints, no resolution timeline provided • In-unit appliance failures remain unresolved despite multiple reports and superficial "fixes" that don't address root causes • Building call box non-functional for extended periods Communication & Professionalism Issues: • Building manager rarely present and unresponsive to email communications • When available, building manager has been rude when tenants raise legitimate concerns • Requests for reasonable security accommodations completely ignored • Administrative delays - lease renewal took 2.5+ months despite repeated requests beginning months before expiration Invasive & Overreaching Lease Terms: Proposed lease renewal included addendum granting Kettler unlimited rights to use tenant likeness/image for advertising - an overreaching provision never present under previous management Business Impact: Under Bell Partners' management, I actively recommended this building to colleagues and friends. Since Kettler took over, 3 separate friends considering moves to DC toured the building, witnessed these issues firsthand, and chose other properties. This speaks to both the severity of the problems and Kettler's inability to maintain a premium property. Bottom Line: For a company managing higher-cost properties in a competitive DC market, Kettler has demonstrated they cannot maintain basic habitability standards, communicate professionally with tenants, or address legitimate concerns in a timely manner. The "transition period" excuse is long expired. If you're a property owner considering Kettler for management services, I'd strongly recommend looking at recent tenant reviews across their properties. If you're a prospective tenant in a Kettler-managed building, ask specifically about their service response times and check recent reviews carefully. Update: I will update this review if Kettler demonstrates meaningful improvement in their service quality and responsiveness.

    I am leaving this review as both a warning to future tenants and documentation of my experience with The Aster and KETTLER Properties. This property is being mismanaged in ways that directly violate basic habitability standards and show a disturbing lack of concern for resident safety. First, the pest control issue here is beyond neglectful. There is no consistent extermination service provided on the grounds. A yellow jackets’ nest was left untreated on the stairwell for over a month, forcing residents to walk past a dangerous infestation daily. In addition, roaches are widespread throughout the complex and the problem has never been adequately addressed by management. This creates unsafe, unsanitary, and legally questionable living conditions. Property management has a duty to maintain pest-free premises, yet they have failed to meet this basic obligation. Second, and most importantly, I am currently in the middle of a serious domestic violence situation involving my roommate. To protect myself, I independently sought assistance from a certified domestic violence organization, which provided me with a formal verification letter. That letter explicitly states that I should be released from my lease obligations without penalty in order to ensure my safety. This is fully supported under tenant protection laws, which require landlords to honor such documentation. Despite providing this official third-party letter, management has dragged their feet, ignored my urgent requests, and failed to respond in a timely or responsible manner. I have made multiple phone calls, left voicemails, and even have voice recordings of conversations with staff acknowledging my situation, yet no resolution has been offered. This delay not only violates the spirit of the law but also places me at further risk. Property management has described my case as a “very delicate situation” but their actions — or lack thereof — prove otherwise. By ignoring pest infestations and failing to act on legally binding documentation from a domestic violence agency, The Aster and KETTLER Properties are creating conditions that are unsafe, uninhabitable, and potentially unlawful. Their negligence constitutes a breach of their duty to provide habitable housing and raises serious questions about their compliance with tenant protection laws. I strongly urge prospective renters to look elsewhere. Until KETTLER Properties addresses these violations and demonstrates a commitment to resident safety, The Aster will remain an unsafe and untrustworthy place to live.

    New ⚠️I don’t even know where to begin with this review. I’m posting to warn other applicants to STAY AWAY from Kettler and Coda & Chase at Bryant St as its property manager Isiah Williams is a terrible person.⚠️ For context: my sister and I signed a lease on an apartment over a month ago and were slated to move in 3 weeks time. (My current lease at my current apartment also ends in 3 weeks fyi). Yesterday I receive a phone call from a leasing agent at Coda saying the tenant in the unit we’ve signed the lease for is refusing to move out and so that unit is no longer available to us. Obviously we’re now freaking out because we think we’re only going to have 3 weeks to find somewhere to live. The leasing agent assures me that they can offer us a different unit at the same price as the one we previously signed for. Okay great! So my sister and I decide to tour the very next day to see if this is something we want to proceed with. We literally waste no time cancelling all our plans and work and meetings aside so we can get this sorted asap because obviously we don’t want to be homeless in 3 weeks time. The next day we tour and everything seems perfect. We get verbal confirmation from both the leasing agent we spoke to on the phone and the building’s property manager that this new unit will be offered to us at the same rate as our previous one and that it will be held for 48hours whilst we decide. We leave to go home and I email them asking for written confirmation of everything that was discussed and that’s when all hell brakes loose. The property manager Isiah Williams emails back saying that he never offered us that unit for the same price as the previous unit and it was actually going to be $800 more. This is a huge increase and my sister and I can’t afford or budget for it so we go back to the property in person for the second time that day to speak to the property manager Isiah Williams. At first he tries to hold us off by having his staff say he would be in back to back meetings but we persist and eventually get him to see us. It is here that he becomes very argumentative, condescending and rude. He denied everything we discussed that morning and offers no empathy to the fact that through no fault of our own we would now be homeless in 3 weeks time. I understand that there is not much they can do about the tenant refusing to vacate but to offer us a glimpse of hope with a new unit only to back track, jack up the price and lie about the switch is evil work. They’ve left us scrambling with only 3 weeks to find a new place in DC which is hard enough to do even when you have more time. I am disgusted by how we have been treated by Isiah and thank God that I have written proof in the form of a lease agreement for the new unit with the original lower price that was stated to us. He must have forgotten they sent that over the day before when we first got the phone call. We will now be seeking legal counsel for how best to proceed. I just wanted to warn any prospective applicants to beware of this property manager just like other comments below have warned. It seems by switching building management to Kettler they have destroyed the reputation of this property.
