As someone who works in property management, I am pretty particular about where my family lives. After looking at almost every apartment complex in Manassas, we decided on Elmes at Signal Hill. From the initial tour, to the application process and move in, everything was easy and seamless. The team in the office is extremely responsive. The property is always kept clean with beautiful landscaping. As a family with a new baby, we love how many sidewalks there are throughout the property to walk with the stroke, as well as the joining train that will take you to Signal Hill Park.
I work from home and it has been so nice not having any noise interruptions. You may hear the train every now and then, but honestly, we don't even notice it. Of course that might be different depending on what building you're in and also what floor you're on (we live on the top floor).
As for maintenance, they are also extremely responsive and usually able to fix things the first time unless a part is needed. I also love how communicative the office is with maintenance requests. Speaking of communication, this community by far has the best communication I've experienced. Whether it be for upcoming maintenance or community activities, I really appreciate always being in the know.
Lastly, I wanted to touch on some of the negative reviews I saw regarding the community. Most mentioned how they were happy living here the entire time, but being charged at move out is what caused them to leave a negative review. I hope everyone can take those reviews with a grain of salt as management can't charge for damages without a valid reason and proof. Meaning, the charges were more than likely justified, however the residents, of course, were not happy taking responsibility for those charges.
Again, we are so happy living here and definitely plan on renewing this fall. I think the only reason we would ever move is if we decided to take the next step and purchase a home.

My stay was uneventful until move-out, when I was assessed a charge I believe was unjustified. I made every effort to resolve the matter respectfully, but management stood by their position without meaningful reconsideration.
The way this was handled left a very negative impression. I would advise future renters to find somewhere else.

My stay was fine overall, but the move-out handling changed my impression completely.
I received a charge at the end of my lease that I believe was unjustified. I attempted to resolve it respectfully and in good faith, but the decision was upheld without meaningful review.
Fairness at move-out matters, and unfortunately that was not my experience here.

I would not recommend this property based on my move-out experience.
At move-in, the carpet was newly installed. At move-out, I was charged $100 for a doorway carpet separation that is clearly the result of improper installation — not tenant damage. The area in question was a failed seam at a transition, something that does not occur under normal residential use when carpet is installed correctly.
I have over 20 years of experience in the flooring industry and own multiple flooring stores. This was not caused by “pulling” or misuse. It was an installation deficiency. Instead of acknowledging workmanship responsibility, management relied solely on move-in photos and declined to reconsider.
It is disappointing when professional expertise and reasonable explanation are dismissed. Tenants should not be responsible for correcting improper installation work.
Be sure to document everything carefully if you choose to lease here.
