Moved out finally! Here's what I experienced: Boiler pipe explosion, destroying living room and downstairs townhome--management indifferent and referred me to my renter's insurance with no acknowledgement of the inconvenience. The key to the boiler room was not on site! The employee who had it was on vacation. Had to call 911 for the fire department to come with a hose to divert the flow of water outside; collapsed roof after heavy rain; oven failure, repaired dangerously; washing machine died and not replaced for over a month; overflowing trash at all trash bins, including broken glass littering the ground; Pool furniture always broken; pool pervert making obscene gestures in front of children while participating in some sort of phone intimacy--management refused to tell him to leave, and he was there every single day, so we had to stop going to the pool; walls so thin (in the apartments--not the townhomes) that my neighbor's snoring woke me up every night at 3am; tree branches falling on cars because there is very little vegetation management--I once saw a heavy branch fall in a storm exactly where a child had been standing just ten minutes earlier--luckily, it only damaged the car; Management strategically avoids all contact, forcing you to show up personally (during your work hours) to make any statement at all--they memorized my phone number and never answered my calls; BELITTLING and ARROGANT management--I'm talking about you, Jessica. Yes, Jessica, you like yourself a lot. You are so proud of your accomplishments (she proudly told me about her property management certification--wow!). Honestly, whatever happened in your life that resulted in you being where you are must be so bad that I should have sympathy for you--but I don't, because you signed up for the job, so you should do it right; Management also changed over so many times while I was there that I always got the following story: "that was the old management. You've got to give us a chance!", and then the same crap always happened.
I've actually left out quite a lot of bad things. Let me mention a few nice things: The trees (which do need vegetation management) are beautiful. The location is great--so close to a metro station, and not far from a bike trail that leads all the way to DC. The townhome layouts are nice--if only our roof hadn't fallen on us after the rain. I will also so that the repairment themselves seem like nice people. They were always kind when I finally got to speak with them. And these guys are really underfunded, so I wouldn't blame them for what management does. One of them, after my roof caved in, explained in great detail how management neglected problems until it was inevitable.
Why did we stay so long? We moved in before covid, then with the lockdown, we had no desire to shop for new places. We stayed, always thinking "how much worse could it get?" Interestingly, we talked to people in the same situation. So many people were trying to save up for a downpayment to buy a house and were just taking a gamble. We could have been seriously hurt here multiple times. I regret taking the risk, even if we did accomplish our financial goal.
Amberleigh spends time responding generically to all these reviews, but they don't respond to any actual problems once you are a renter there. They clearly are not given the budget to make meaningful improvements, so what can they do for free? Write lame responses to these sincere reviews, while continuing to hide from current renters' complaints. Also, it's hard to remember this but it is important: Amberleigh victimizes its office staff just like they victimize their renters, so you do have to keep in mind that they purposefully hire people who simply cannot do much for you. It's tempting to get really angry at them, but in the end, the company gives them no incentive to solve your problems, so they don't.
IF YOU MOVE HERE, and I'm not kidding here, make sure you are prepared for all this, and MAKE SURE YOU GET FANTASTIC RENTER'S INSURANCE!

Came for an apartment tour this past weekend. While the leasing staff was very professional (the reason I am not rating this a one star), if you’re giving someone a self-guided tour of an example apartment, maybe don’t pick the apartment that has dead roach carcasses everywhere and a fridge that is leaking all over the floor.

If you’re thinking about moving to Amberleigh Apartments… babe, run. We’ve only been here for two months and the heat has stopped working multiple times because of their plumbing mess. I’ve called maintenance FIVE times this week alone — and today is Friday. Basically every day the heat dies, and we’re left shivering.
And here’s the part that blows my mind: there’s a newborn in this apartment. A whole tiny human. And every time I call, they give me the same nonsense line — “It’s not an emergency unless it’s below 50° outside.” Like… hello? Do you think babies run on polar bear mode? The temperature inside drops, we’re freezing, and they still don’t care.
The fact that maintenance doesn’t consider this an emergency is honestly insane. This is by far the worst apartment experience I’ve ever had. If you’re planning to move here, think twice. Actually, think ten times. There are way better places than this circus.
Leaving this 1 star until property management does the right thing. No response from Jessica the GM, and both my car + my gf's were towed today. The decision from Jessica was to have my vehicles towed offsite, making me pay the full price of both.
I have had cars towed here several times here unfairly. Jessica the GM carries herself well, has authority here, but is ignoring the issue and her people are unable to proceed. I do not have the money for two tows. The signage was not correct per county rules. I am escalating this to the police and the local county, disputing with the tow company, and looking into additional remedial actions.
Jessica: all of this goes away when you do the right thing, including my review.
Unsafe, Negligent, and Disrespectful Management — Residents Deserve Better
I am writing this review after yet another unacceptable experience at Amberleigh. Today, I stepped on a rusty nail that went through my Crocs and pierced my foot. It happened right here on the property, where trash and construction debris are constantly left on the ground.
What makes this worse is that this is not the first time. Just a week ago, my husband almost stepped on the same kind of nail before the roof replacement — his thick shoes saved him. Despite multiple safety concerns, management has done absolutely nothing to clean up or prevent these hazards. They are always renovating places and never pick up the garbage and hazardous waste they scatter around.
When I went to the management office to report it, the staff’s reaction was shocking — completely dismissive and disrespectful. No apology, no concern, not even a simple “I’m sorry.” They just said “thank you” repeatedly and sent me away as if nothing had happened.
This level of indifference is unacceptable. We pay monthly fees for maintenance and safety, yet we live surrounded by trash, rats, rusty nails, and carelessness. Not to mention all the water, A/C, and heat disruptions that take place frequently. And on top of that, they have the nerve to email residents lecturing us about picking up after our dogs, while they can’t even keep the property safe or clean themselves.
To make matters worse, our car was once towed in the middle of a snowstorm — the parking numbers were completely covered by snow, and my husband parked unknowingly. Instead of understanding the situation, they had our car towed in freezing weather. That incident alone showed how inconsiderate and profit-driven this management can be.
Amberleigh is a community with ongoing issues, poor communication, and an unprofessional management team that shows zero accountability. I would strongly advise anyone considering moving here to think twice. Safety, respect, and proper maintenance clearly are not priorities for this property.
