    I absolutely despise this rental company. Not good management at all. I just moved 3/27/26 and was told by management my deposit would be a certain amount only to find out it was cheaper than originally stated. So when I went to have the money sent off via Kroger ( cash deposit) I was told I cannot get my money back and that it would be credited to my water bill.. like who leaves 2000 for a water bill? Be fr. Then they said it would be applied to my rent.. why? When I receive a housing voucher along with a utility check? And it’s not just about money like yes I would love to have my money back but I haven’t had a w/d in my unit yet but being charged along with roaches that I did not bring into my unit. This is definitely not somewhere I would recommend anyone to live!

    I recently moved into this complex and was very disappointed to find the carpet in my unit filthy and full of dog hair. Management acknowledged the issue and promised to schedule a carpet cleaning, but the service has now been delayed three separate times. On two occasions, I was told the cleaning team had been scheduled, took time off work to be home, and no one ever showed up—management later claimed the cleaners went to the wrong location. Each time I’ve received apologies but no real follow-through. It’s extremely frustrating to start a lease this way, especially after paying full move-in costs and doing my part as a tenant. At this point, I just want the apartment to be cleaned as it should have been before move-in. I hope management prioritizes resolving this issue promptly—not only for me but for future residents who deserve to move into a clean, ready home.

    Maintenance is incredibly slow. They'll send out notices that you didnt pay rent (when you have proof you did). No communication between staff. Save yourself the headache. Dont do it. Go somewhere better. If you tell them to note something on your account, they won't. And then theyll deny that they were ever asked/told.

    My move in went smooth. I absolutely love my new apartment, everything was done and completed prior to move in. My walk through went great, great maintenance team. Tama in the office was beyond helpful and polite and made my experience overall great. Thank you Spark for a new start!

    Have lived here for quite some time (through at least 4 other owners since it was Trophy Chase). While there are some issues that we have with the present management company, it’s nowhere near as bad as it was 2 owners ago. The only issues that we’ve had recently are that there doesn’t seem to be enough office or maintenance staff (unfortunately this has been an ongoing issue since we first moved in in 2003, and seems to be an issue with many rental properties/companies). Rent is relatively reasonable as they are older units, but there are a lot of charges that have been added that used to be a part of rent (such as water/sewer and trash). I can only speak for myself and my family, but while it isn’t the greatest apartment complex, it certainly isn’t the worst (and previously we lived in a complex where the property manager was living high on the hog off of people’s rent while offering absolutely no maintenance whatsoever, so we know bad rental management quite intimately).
