    I have lived here for two years and have absolutely loved it. It's located in a great area with many shops close by. I have had swift responses to maintenance issues, and have found property management to be incredibly kind and helpful.

    We lived here for one year. Pros: - Location -- close to nice cafes and parks. However, if we had time to tour before moving from out of state, we would have considered the neighboring apartments. - Maintenance response time and friendliness for small issues - Friendly neighbors -- typically 30-40's young professionals Cons: - Bugs -- in the warm months, there were 5-10 bugs daily in our unit (we think they were boxelder bugs) and were told this was to be expected - Car broken into in the garage and still had to pay for the garage remote that was stolen - Someone was found illegally using or occupying a vacant unit next door and there were also frequent non-resident visitors to the hot tub - Electronic lock system for unit did not work properly for over 6 months and had to painfully manage support on our own with the company they partner with - Management response time and accountability

    A completely terrible rental experience for multiple reasons 1. Expensive - Rent at Sugarhouse apartments is outrageous. There is turnover every year because of this. People are always moving out as they find despite a 'desirable location' this is robbery. 2 bedrooms for 1500 a month plus every expense they can get you with. Studios for 900 and one bedrooms for 1200? Drive an extra four or five minutes like we are and save money and get a newer, nicer, and more private place in Salt Lake City. Despite what they sell you, this is not that desirable of a location and the cost is not worth it. Do yourself a favor and rent somewhere else. My worse rental experience. 2. Unresponsive to Concerns - We addressed several concerns during our time here, including the loudness, the expenses that are not justified, the difficulties with payments, etc. We had several issues with our place upon move in including the air conditioner not working, our parking spot was already taken despite assignment, and cable jacks that were completely non-functional. 3. College Dorm/Loud - Great place if you want to party all night. Parties frequently. Drunken college students in the hot tub into the early hours of the morning keeping everyone up. Drugs everywhere. 4. Extra Fees / Hidden Fees - Your rent is outrageous enough, but just wait until you receive your first bill. There is extra charges for everything. Parking, trash, water, sewer, and my favorite- community upkeep at a random rate of 20-40 dollars a month without them telling you what this is going to or showing you their expenses. I have to pay for upkeep in addition to my rent? Not clear what the rent goes to. There is never dog poop bags outside, the canister is filled and overflowing, the sidewalks during the winter are salted excessively and not cleared, the fitness center has a fan that barely functions and towels that are dry. 5. Poor Office Staff, Turnover, Hours - Despite listed hours there is always a sign on the door (even at night) that says they are out touring but won't be there the entire day. There have been multiple different individuals in the office who don't appear knowledgable in their duties. As below, good luck getting your rent check in on time. 6. Rental Payments - Check is the only way to avoid a fee and there is no dropbox. It requires you to drop the check during their limited hours that they aren't there during the majority of. The bill rarely comes on time and gives you at best 24-48 hours to get your payment in before they stack more fees, at a rate of 50 dollars a day, on to your bill. You can pay online for a 'convenience fee' of greater than 25 dollars each month. 7. Billing - There is a billing fee each month for them to bill you your rent and utilities. There is a fee for them to set up upon move-in and to end your billing when you move out.
