    2 weeks in and I couldn’t be happier. Management, maintenance and entire property Ten Stars AND IM PICKY! (Ex called that high maintenance, I call it organised and clean). What a great place. Royal Farms is peaceful and safe and up-kept. Thank you management and AMC! I’m very grateful.

    Potential renters beware! I lived there for 3 years. They make you pay their property tax, but they didn't advise me of that until I received my first bill. The utilities that they charge you (water and trash) are based off of the whole buildings usage and not your own. These charges are charged on top of your monthly rent. They make you pay a landscaping maintenance fee and they often would peel out on their golf cards on the grass, tearing up the turf and leaving mud puddles when it rains. There was a case of cockroaches while we lived there that came from a neighboring unit and luckily we never seen them again after that. My complaint there is that the bug inspectors did enter our apartment without notice once while we were on vacation. When I moved out, they kept my entire deposit plus more for cleaning charges and fees. They said that they are required to hire a professional cleaning company to clean it regardless of how clean that I had left the apartment because of Covid concerns and they charge for that. They also told me that these carpets need to be professionally cleaned and charged me for that as well which is BS because the carpets were left really clean as seen in the pictures. Enjoy the extra $500 you scammed from me at the end of my lease. I attached photos of how we left the apartment. Living here felt like a SCAM. If you are questioning my review, just look at the owners reply to me on this review. I hope that this review was worth it to them to steal around $500 from me at move out! Potential renters beware!

    Please Trust Me Public!. These people are complete garbage to work with. The maintenance crew is great, but the ladies that work the front desk are miserable, incompetent, lazy and mean. The old people that own this place are moneygrubbing like nobody’s business and the prices are not what they say. Expect 300 more than whatever you sign up for. Look anywhere else please listen to me people. Lived here for years and while it is a great spot and a great location, the apartments are falling apart and the and the leasing agents are the worst sort of people. Don’t expect to get your deposit back either. We left the place in more or less immaculate condition and they took every dollar from the large initial deposit and over estimated everything when we asked to see it itimized. They will take every penny from you mercilessly. Stay AWAY!! Do not support businesses that operate like this! These people are truly HORRIBLE and this was written a year after move out that’s how much I cannot stand them and what they offer. Skip!

    I lived in this apartment complex for about two years (took over someone else’s lease and then renewed for a year). After seeing many similar reviews, I want to share my experience so others know what they might be walking into. The apartment itself had major maintenance issues — constant toilet and water problems, old appliances, and worn floors — but I kept it clean and organized. The real problem was the management. The office staff, especially the manager, were extremely rude and unprofessional. They never took accountability for anything, including lost packages and even drugs found near the hot tub area. Twice, people entered my apartment without my permission. The first time was while I was away on a work trip. They claimed they had given a 24-hour notice, but I never received it, and the workers they sent weren’t even employees of the company. Items were stolen and damaged, and they denied responsibility. The second time, after I had already given notice that I wasn’t renewing, a leasing agent (Callie, which is very common on these 1 star reviews 🤨) came with an architect and started unlocking my door early in the morning while I was asleep, even though I had told them what times worked for me. When I moved out, they kept my entire deposit and billed me for damages I didn’t cause — including the mess left by their own workers. They never returned a single dollar or acknowledged their mistakes. This experience left me with a lot of stress and anxiety. I would not recommend this complex to anyone. There are much better-managed places nearby that actually respect tenants’ rights and privacy.

    Place is trash. Their maintenance doesn't have enough common sense for even basic repairs on a very old/deteriorating complex. Ultimately fixed it myself. And they fully take advantage of the lease when trying to leave early. I wanted to leave 5 months early. They told us they would give us 1-month discount... They still wanted us to pay them 4 months of not being in there. During this time we lived on the bottom floor. The opposite side of our bedroom wall was where the transformers for the entire building were. These were making a humming, a loud humming. Could literally hear it at the entrance of the complex (about 300' away.) Much less through a 8in wall. They told us "that's normal there's nothing we can do about it". I told them i've been in construction my whole life, i also sent them video of the other buildings transformer units, not humming AT ALL. Even recorded with an audio decibel reader. 92DB at the transformer. Reminder over 85 can harm humans. 130ish is like a fighter jet going over head. Yes it was THAT LOUD. Another incident. We had a problem with our tub, when filled, it would leak into the room on the opposite side of the wall (the closet). Maintenance opened the wall to inspect, said they couldn't find any leaks. Patched it up called it good. Sure enough, next day exact same issue. Came back, opened it a second time. Still couldn't determine issue. I looked at it, noticed a TON of light coming through the back of the tub, where the overflow cap/pipe mounts. Come to find it wasn't even mounted to the tub. This drain pipe was floating 1/2in away from the tub. Not even close. Went to the tub, pointed the shower at the overflow drain, went to the otherside, and yup it's all just pouring through. I went to home depot, bout $3 of rubber washer seal, and screws. Fixed it myself. Sound proofing is non existant. When the tenants above us were doing their bathroom business, we could hear all of it... In vivid detail.... as if we were right there. and of course this goes both ways. Watching tv at night had to be almost silent as we could hear each other with ZERO sound restriction. This is why i wanted to get out of this lease. We understood it's an older unit, was more sq ft per price than other newer places, but for these reason i would not recommend this place at all. Literally spent the last 5 months of our lease, doing a "slow move" to our new house. overpaying for something that even if we really used wasn't worth nearly as much! Upon leaving, we had taken good care of this place. Even the typical expected like small nail holes where pictures or shelves were, we actually patched them all ourselves! We also spent about $400 on a professional carpet cleaner. Even then, they still charged us $1000 to have it professionally cleaned. "Has to be our cleaners not a third party". Seriously, these are some of the most greasy, EVIL landlords I've ever come across! Do yourself a favor, steer clear!
