  I am trying to advise people that are thinking of moving here, this is not sour grapes. These are facts. When you move in they will tell you that you will have to pay an additional around $100 for utilities. Those amounts change every month then all of a sudden you will see a charge like common area maintenance for 18 dollars that you have never been mentioned in your lease or talked about they just throw it in, this is unethical and it is quite illegal. Let me give you one fact sewer charge in the city of Provo the base charge for residential is 19.00, they recently upgraded the sewer charge which we pay for monthly per unit to 42.00 that is 120 percent approximately that we pay in an apartment building over a residential unit. They invent charges all the time and change the amounts. I called the corporate office 15 times without any response if you call the corporate office, if you stay in the line long enough it will just disconnect. 15 calls and no response at all. The phone will just disconnect, that should tell you they don't care. You can not get a hold of the corporate office it is impossible but there is a saving Grace in that there is a regional manager named Lisa that is excellent. I could not find my package In the mail room for months. The manager was upset at me that I left an empty box in the mail room. I decided to be mature and remove the empty box I left in the mail room. I had been missing a package for a month. When I moved my empty box, behind it was my missing package of a month. I'm assuming and it is a good assumption that she stuck the package I had been looking for behind the empty box, assuming if I put the empty box in the garbage I would find my lost package. The only assumption because of where my lost package was, is that she hid my package out of vengeance. Another time is my package was gone I asked her about it and she said you'll have to talk to the person that delivered it or the seller, I had a feeling that she was not telling the truth. I went down to the maintenance area and my package was hidden in a corner of the maintenance area, I went in to the maintenance area and picked my package up I immediately confronted her, she yelled at me was very upset that I had gone into the maintenance area. She threatened me with eviction for Violating community policies and screamed at me. There are better options than this place to live, it would be a great place but you will not have peace U will be bombarded with emails and texts on what you should and shouldn't be doing, yet they can't even keep the stairwell clean, I've given up asking them. It requires effort to just live peacefully here. Yet for a one bedroom I am out appr 2k per month.

  You can find a much better apartment for the money, the management isn’t able to accomplish simple task. The living situation here is fine. The parking is fine and the apartment was relatively clean when I moved in, but it’s the management and lack of amenities that have really ticked me off. The hot tub and stair stepper machine in the gym have now both been down for months and management has responded to work orders saying they are done when they clearly aren’t. Beyond some useless excuses as to why the hot tub isn’t fixed I still routinely see no workers attempting to fix it and even less intensity to find a solution. I have also had a neighbor down the hall come and tell me and some other neighbors that they have had their apartment broken into over the last handful of months. Whether or not that is true I don’t know, and obviously management has no intention of telling the truth, but a neighbor of mine set up a camera outside and all management had to say was “you can’t be using the outlet in the hallway” instead of any sort of investigation? Pretty ridiculous. The apartment is just fine, but I know for a fact there are far better apartments for your money that actually keep their amenities up and working. The apartments in this area need to be held to a higher standard. I would tour the complexes that are.

  The Flats at Riverwoods are by far some of the nicest apartments I’ve ever been to! The price is unbelievably affordable for what they offer! The pool is nice, featuring a hot tub AND grilling area, the neighbors are all very kind, and the gym is wonderful, featuring any and all equipment you could need to get a good workout in! And the staff is wonderful, specifically Maddie! She gave me such an in-depth tour, and explained every thing in such a timely manner, as well as in a way that made everything easy to understand! Her service was astounding, it felt like she genuinely cared about all of my concerns. Also a pet friendly place! Bring all of your dogs and cats! Seriously couldn’t recommend this place more!

  I love the Flats because it feels safe. They have good spirit and Maddie and Desi do a great job. I’d give them 20 stars if I could! I love their gym for dancing and their lemonade. It’s a really cool place to live in.

  I hate it here but have to wait till my lease expires. The whole luxury experience is a bull. Real apartments differ from the showrooms, the walls are unevenly painted with lots of visible ex-holes on them, carpets are greasy, washer and dryer are smelly. They don’t clean the apartment for you to move in properly, they don’t have a real smart home (only part of the lights which doesn’t make sense but you still pay for it 130 a month), the hallways smell like chemicals, leasing office just make it look like they are processing your requests but just sit in it until you escalate. It took me 3 months to resolve the hallway smell situation that was causing me huge migraines. They don’t communicate that there were changes in the parking policy and that they started reinforcing toeing and booting cars. As a result my car got booted even though I pay $80 per month for parking. And they just refuse to do anything about it. The gym has no weight plates, the equipment is always left all over the place. The light bulbs and batteries in my door lock died in a few weeks. And no one cares about all that, they are robots. The hot tub is disguising. Stairs smell like pee. And a cherry on top for you - there is dog poop everywhere. I had to throw away a pair of salamon shoes cause I just couldn’t get rid of the smell. If I had known all of this before I would have never moved in. The only good part is that it’s close to my work.
