The price (for Provo) and community are unmatched!! It kept me here for just over 2 years, and for that it deserves those 2 whole stars. A few other kinda nice things: parking is free and decent, internet is free (though not great), you only pay electricity, and there's lots of grassy areas and playgrounds. You can barely hear your neighbors. The amount of storage space you get for a tiny apartment is pretty amazing, depending on which layout you get. It's also great to be able to leave anytime with 30 days notice and no worrying about a contract to finish or pass on.
Now for the many many things that people should be warned about, particularly in "South Wymount" which are the buildings from the 60s/70s.
The bugs! Found a black widow on my porch and luckily we had been very proactive with spraying for spiders and it was mostly dead when we found it. Got wasps and moths fly in through our vents from time to time.
You have to buy your own AC unit and for half the year it gets SO hot, even in my first floor, shaded apartment.
The constant smell of gas from the pantry and stove, and the risk of high CO levels. Management has always been pretty dismissive about that and every other concern.
The vents have never been cleaned so if you have any kind of allergy you'll be pretty miserable. The first month in our place it smelled like dog.
It's so tiny. After graduating and moving I had a really hard time finding anything that small except for studio apartments.
Rent goes up 5% a year, which is starting to be a lot.
The grounds crew can be quite the nuisance. Loud leaf blowers come fill your stairwell with trash and your apartment with the smell of gasoline.
Regular carpet cleaning would be a good, but it's sort of unpredictable when they come, once it was 3x in the summer, and clearing out your apartment all day for them to essentially pour water on your floor is really tough, especially on a day where you can't be outside the whole day.
The plumbing is horrendous, particularly on the first floor. Every other time a neighbor took a shower dirty water would start backing up our tub drain and nothing could be done about it. Happens in the kitchen sink too, and it flooded our kitchen twice with stinky gray water.
The laundry room while I was there was the WORST! Having laundry stolen or sucked up in a dryer was a frequent problem. If you're more than 30 seconds late for the washer you'll probably have your wet laundry dumped out for everyone to see. There was essentially a whole year where no repairs were being done so half of the machines were out of commission and we'd spend hours waiting for an open machine.
Having no dishwasher became really exhausting after a little while.
Finally, it looks super ugly, it feels like you live in the talmage building, but what do you expect haha.

I love living here. There are nice playgrounds and grass for my daughter to play on. It is a great community to be a part of with lots of support from neighbors. There is always space to park that is close to my apartment. And the rent price is unbeatable.
