  The Flats at Riverwoods are by far some of the nicest apartments I’ve ever been to! The price is unbelievably affordable for what they offer! The pool is nice, featuring a hot tub AND grilling area, the neighbors are all very kind, and the gym is wonderful, featuring any and all equipment you could need to get a good workout in! And the staff is wonderful, specifically Maddie! She gave me such an in-depth tour, and explained every thing in such a timely manner, as well as in a way that made everything easy to understand! Her service was astounding, it felt like she genuinely cared about all of my concerns. Also a pet friendly place! Bring all of your dogs and cats! Seriously couldn’t recommend this place more!

  I love the Flats because it feels safe. They have good spirit and Maddie and Desi do a great job. I’d give them 20 stars if I could! I love their gym for dancing and their lemonade. It’s a really cool place to live in.

  I hate it here but have to wait till my lease expires. The whole luxury experience is a bull. Real apartments differ from the showrooms, the walls are unevenly painted with lots of visible ex-holes on them, carpets are greasy, washer and dryer are smelly. They don’t clean the apartment for you to move in properly, they don’t have a real smart home (only part of the lights which doesn’t make sense but you still pay for it 130 a month), the hallways smell like chemicals, leasing office just make it look like they are processing your requests but just sit in it until you escalate. It took me 3 months to resolve the hallway smell situation that was causing me huge migraines. They don’t communicate that there were changes in the parking policy and that they started reinforcing toeing and booting cars. As a result my car got booted even though I pay $80 per month for parking. And they just refuse to do anything about it. The gym has no weight plates, the equipment is always left all over the place. The light bulbs and batteries in my door lock died in a few weeks. And no one cares about all that, they are robots. The hot tub is disguising. Stairs smell like pee. And a cherry on top for you - there is dog poop everywhere. I had to throw away a pair of salamon shoes cause I just couldn’t get rid of the smell. If I had known all of this before I would have never moved in. The only good part is that it’s close to my work.

  I don’t know how anyone could possibly give the Flats or management a negative review! Been here since it opened - Desi is the absolute best property manager we could hope for. The office staff is extremely friendly. It’s quiet here. Awesome amenities. Literally one of, if not the best place to live in Utah. Highly recommend! Lease here you won’t regret it!

  JUST THE FACTS Desi the manager is so hard is very difficult to work with. My package was missing out of the mailroom. I told her and she said they aren't responsible. I had a gut feeling that was not the truth. I went to the maintenance office a week later , as I approached it I saw my package there. Say it either stolen or wouldn't give me a reason why it was down there. I had to call the police to have them investigate it. Their management is vindictive and they make it very difficult to live in peace here 1. I lived on the second floor and could hear everything that the person above me was doing, it was so bad that it disrupts your daily life 2. You can hear every step when somebody is on the stairs and when they open their door and when they closed it even if you're in your apartment. 3. You pay $135 for media package and all you get is internet access, nothing else. 4. They charge you a monthly utility charge above and beyond the utilities you pay personally. It's different every month and believe it or not they charge you for sewer 30.00 a month. So add in 110.00 extra in utility charges on top of what you pay for electricity and gas on your own 5. I switched apartments from one building to another and it cost me an additional $1,700. 6. When you move out they charge you $495 for painting and 175.00 for cleaning regardless. Do you get charged that no matter what 7. When you switch apartments they charge you for two additional days. So if you move out and the new apartment the same day they still charge you for 2 days for rental, media package, and utilities. 8. I moved over Christmas, they were not in on Christmas or the day after and I left my keys with them on Christmas Eve and they still charge me an additional 2 days for Christmas and the day after 9. When I got my move out statement, there was a charge for $99 damage maintenance. I tried to get an explanation of what that was for and she stated that it's a grouping of several different charges but would not specify what the charges were. So they want me to pay $99 and I have no idea what it's for. This $99 was inadvertently added at the end, they revised the move out ledger an added 99.00 more than the first ledger that I received with no explanation. Opinion 1. You are not treated fairly when it comes to monetary issues, they just tell you it's their policy when it comes to any disputes and work with you on nothing. 2. The noise of people walking on the stairs, walking in the hallways shutting the doors and the people living below you and above you is unacceptable as it disrupts you in your daily life because the noises are so prevalent and distinct Summary I am regretful that I signed a lease on another apartment, the main reason being is financially they take advantage of you as a renter. They do this by hiding behind the statement that it's policy, then stonewalling and will not work with you or hear you on any financial issues. I would seriously consider the facts about before you move in, I have never written a review on anything in my life, this is not coming from a a sour unhappy individual but from a tenant that was treated unfairly and a building that is freaking noisy.
