    Review of SolHavn Apartments SolHavn Apartments failed to notify me of a $130 balance after move-out, which was subsequently sent to collections (10 days). Under Utah law, apartment complexes are not legally required to notify former tenants of small outstanding balances prior to sending them to collections, and therefore the debt was deemed “valid.” However, the legality of this action does not address the moral or ethical implications of how this was handled. I contacted SolHavn just before moving out (Aug 25’), and at that time I was explicitly told there was no remaining balance on my account. Despite this, a $131 charge appeared later with no direct notification, invoice, phone call, or email sent to me before it was transferred to collections (10 days). Had I been informed, I would have paid the amount immediately. Once I discovered the issue, I paid the collection in full as soon as possible. This situation is particularly damaging because my wife and I were in the process of preparing to purchase a home, and this unexpected collection account negatively impacts our credit and timeline raising mortgage and interest rates. I reached out to SolHavn to request removal of the $131 charge from collections, explaining that the balance could have been resolved easily had any notice been provided. Their response was dismissive, stating that I must contact the collections. “Once a resident’s deposit accounting is completed, an automatic email notification is sent outlining any remaining balance due. If the balance is not paid within 10 days of that notice, the account is automatically forwarded to collections per company policy. At this point, the balance has already been sent to NCS Collections, and unfortunately we are no longer able to make changes or accept payment directly on the account.” In response to this handling, I will be submitting formal complaints to the FTC and pursuing further investigation other legal avenues. Beyond the billing issue, there were (2025) serious concerns regarding the safety, maintenance, and overall condition of the property during my one-year residency: • Two fires occurred in Building B • One or two of these fires occurred prior to opening • One major flood occurred in Building A • The flood happened (building A) three apartments away from my unit (see photo) • Water entered through the roof and affected the bottom floor of the affected unit(s). • My unit was unlivable for nearly 1 month. July-August 2025. • Throughout the year, the complex appeared to have ongoing difficulty finding and retaining residents Given the repeated safety incidents, infrastructure failures, and poor administrative practices, new management will not have this information. While SolHavn’s actions may fall within the letter of Utah law, the lack of transparency, poor communication, and willingness to send a minor balance to collections without notice reflects a disregard and former tenants.

    Property management staff has been great and helpful. I love my apt and the amenities are great. Plenty of parking also.

    My husband and I love living at solhavn. The staff is very approachable and have really good individual service. They have promptly helped us whenever we have questions. The amenities are great, you do almost any workout at the gym, and we use clubhouse and sauna every week! It is also in a great location close to anything we need. We love our apartment and have met wonderful people our few months living here.

    It is important to note that many of the positive reviews here, not all, are suspect. Also, note how staff will push back on negative reviews stating they have no record of individuals living on property, but with positive reviews, they do not post the same type of response. Many of the positive reviews are confirmed to be from employees of the property management company, or individuals in the real estate industry, and even the on-site staff themselves who respond to themselves under the (Owner) profile. Is it coincidence the recent flooding of reviews all occurred within the same two-day span when members of the management team were at an out-of-state company conference? PEG Properties is grossly incompetent in their management of this property. Having brought to their attention that their records of my storage room are inaccurate, they have posted a letter on my storage room door indicating it was being used without authorization and my contents could be removed, and they even allowed an unauthorized person (not a member of staff) access to my storage unit due to their inaccurate record keeping. Neither the property manager nor her manager at the regional level felt it necessary to respond to my security concern. Lack of timely communication, transparency, and follow through to commitment are at the top of the list. Perhaps this is a partly due to staff (members of management) posting personal social media content while sidelining professional responsibility. The lack of response to customer communications is permitted and promoted to the highest levels of management beyond the property itself. SOLHAVN, is a 352-unit (studio, 1, 2, and 3 bedrooms), Class A, multifamily residential property that opened in American Fork in August 2024 and promotes “Resort-style Living” with a “…white-glove management style” according to PEG Companies. The intentions of the design are unique and refreshingly different, though far from resort-style. If you have a pet, be advised there is no grass to be found on or immediately surrounding the property, only fields of overgrown weeds. Since being built, two of the three buildings have experienced fire events which caused damage to dozens of units in total. The first of these events delayed the opening of the second building by almost a year. The quality of construction is sub-par and incomplete considering this is a Class A property. There is an ongoing dispute between Rimrock and the owner’s representatives. Management points the finger at Rimrock, and Rimrock has basically refused to take corrective action or complete punch list items. Management blames delay in requests for service on warranty claims with contractors and vendors. Concrete is cracking, stucco is buckling, metal flashing is disconnecting from the structure, carpet in common area hallways is soiled from construction traffic, painting needs correction, wood doors and trim are damaged, vinyl flooring in units is damaged or coming up, and the list goes on. The swimming pool IS NOT resort-inspired as advertised. The move-in process is chaotic, the staff do not seem to communicate important information with one another, they make a lot of assumptions or give false answers to questions when asked, and electronic communications frequently go unanswered. Patios look like storage rooms, many housing items in direct violation of the lease agreement! SOLHAVN is a beautifully designed property with great potential. Unfortunately, it is not receiving the attention it deserves from multiple management companies, and this is truly disappointing for residents, and surely its owners. The owners need to command results from this or whatever management company they select. The owners need to either demand finishing results from Rimrock Construction or take it upon themselves to complete necessary punch list items with other vendors to truly make this a Class A property. Staff need to be organized, communicate effectively, produce quantitative results, and regularly follow up with residents.

    We toured with Cloe earlier this week and she was the sweetest and best help we could have gotten. Unlike other places we viewed the customer service and cleanliness of the property was great. I brought my son and daughter with me and she showed us the amenities and a couple of bedrooms there. It was a gorgeous property and the rooftop space was our favorite. After much thought it is a little out of our price range for what we need but we still enjoyed the tour and complex so much. We broke the news to her but she was still so kind and supportive, she’s a rockstar.
