I got 2 months free and a large signing bonus, and at that price I'd definitely say the Schroeder Road properties are worth staying at, but there are issues.
Summary: Old building with a lot of issues that the maintenance & office have been helpful responding to. Great gym, mail room, and greenery. Good heat, AC, water, and appliances. Horrible parking.
Pros:
++ Excellent deal - they waive the paperwork fee for Fire/EMS/PD/Veterans
+ Got brand new appliances when I moved in
+ Office has been quick & helpful, especially Josh.
+ Most maintenance requests are responded to within a couple hours of submitting, solved within a day or two.
+ AC unit is pretty powerful
+ Heat worked very well throughout winter. Pipes froze one time but were resolved in just over 1 day, which is better than other places I've lived.
+ Overall big fan of the 2-bedroom layout.
+ Great storage space
+ Gym is great considering its free. Could have better AC or screens in the windows.
+ Really nice trees & greenery around the property. I'm less than 30 feet from a pretty busy road and I can barely tell.
+ Mail/package room and the lock system they have is very simple & convenient.
+ Haven't used the grills on property but from what I can see they're well-maintained.
+ Spectrum internet is great and the lesser plan is free. Better plan is $10/month and totally worth it.
+ Haven't had any leaks
+ Screened-in windows
+ Ceiling fans in every room
Neutral:
~ Hallway laundry has a convenient app so you don't need to carry around coins, but it's kind of pricey ($4.75 for washer & dryer)
~ Lots of outlets, but several don't work
~ Dishwasher! Works great, but the carriage for the dishes doesn't fit right, odd.
~ Kitchen sink heats up/cools down very well, and has a disposal, but it's very old. Wish the spout had a hose.
~ Trash pickup is kinda nice but not worth the mandatory fee.
~ Not handicap accessible if that's a concern for you, at least at my building. Stairs, heavy doors, hilly property.
Cons:
-- Really hate the doors, especially the electronic door locks. You get a physical key for the building (Door either slams or doesn't shut all the way) but an electronic code for your apartment. So it's very easy to forget your key for your apartment since you don't need the key to lock it behind you, and then you're locked out of your building once the building door that need a key shut behind you. Not a big problem, but it's one I shouldn't have to have.
- Again, hate the electronic apartment locks. Another password to remember. The electronic lock locks itself after 60 seconds, which is very annoying when I'm just stepping out for exactly 62 seconds to change the laundry, or when I think someone just unlocked my door unannounced. And while maintenance is really good about replacing the batteries early, I shouldn't have to worry about batteries for the door to my home in the first place.
-- Parking is terrible. Lot is in dire need of repaving, and no one wants to pay the $50/month indoor parking fee. Nowhere near enough outdoor parking spots. Many people parking on dirt or grass or gambling on tow zones. (I'd definitely pay $35 or less, just saying).
- My apartment door also slams very hard. Which is funny because it doesn't seem very sturdy at all.
- Just a very old building. They claimed they cleaned the carpets before I moved in, they definitely did not.
- Bathroom sink handle kept falling off until I fixed it.
- Noise travels *very* well through halls, and through floors/walls. If anyone is listening to music in the building, you all are. Even at 11:33pm on a Tuesday.
- Kitchen is not ventilated - nowhere near a window, and the fan just blows the air at the ceiling.
- One of my maintenance requests (paint issue) took 6 MONTHS to be addressed. Did a great job though!
- Sliding closet doors are super flimsy, and I think every single one of them (6) either had a hole in it when we moved in or has come off its rails from normal use.

What's annoying me right now is the building constantly humming and when it finally stops you have tinea / ringing in your ears. I've been here for over 10 years - worked at the shitty hospitals across the street. Meritor owns these apartments. I'll have more input but right now this is pisses me off.

Loud neighbors. Old outdated apartments. Over priced rent. Limited parking.
