  visited a friend who lives here and shocked at what she pays for this. Dog poop and cigarette butts/smell all over outside. Inside seemed damp and poorly constructed. Leasing office seems swanky but not so much where residents actually live

  When we first moved into this complex in 2023, I gave it five stars - but unfortunately three years and many issues later, it doesn’t warrant that sort of review. There were the teo redeeming factors of location and having mostly wonderful neighbors, which is about where the “pros” end. Throughout our entire tenancy, we had major issues in the unit, including but not limited to our kitchen sink falling in three times (despite not using it for anything beyond standard dishwashing), the closet and shower doors in the bathroom repeatedly coming off their tracks, mold concerns in the carpet, the kitchen sink not working, a loose floor panel with nails sticking out in the kitchen, and so on. Maintenance, in particular the manager Mike, constantly tried to find ways to blame this on me/my family and would mark repairs as “completed” when they really weren’t (or were so poorly done that the same failures occurred again within a week or two). There were also constant problems in the complex itself. In our building (D) and at least one other (the one just to the left upon exiting the main leasing office door), there were substantial leak and ventilation issues (due to buildings being poorly constructed, it sounded like) and at least four neighbors that we know of were asked to move units unexpectedly and then to pay an additional deposit despite none of it being their fault. The gutters on our building were also a problem - they caused improper drainage which actually led to another neighbor slipping and inuring his back. Even after that, he had to repeatedly press the issue to management for YEARS before Mike/maintenance did anything about it. Maintenance also tended to smoke just outside our building (and only two feet away) and cause an awful stench, and more than once I had to complain about their conduct (Dave discussing personal matters of a toilet repair to his wife, who then tried to turn into local gossip, and Mike asking our neighbor about my relationship status). By the end of our tenancy I felt like I was practically living in a slum, which is RIDICULOUS for a two bed/two bath they are now pricing at $2,899/month. For that rent, you can get a unit that is infinitely better at nearby complexes like Woodin Creek Village (a friend of mine lives there and it is SO nice). Hopefully, giving people this information will help others avoid the hell that Campbell Run/AMC put my family through. Do better, guys! 🤦🏻‍♀️

  Management is very nice and ontop of things, Lovely location with clean updated gym. Right on the bike trail. The bathroom even had a nook in it where I could put kitty litter box. I haven't really like an apt complex that I have lived in until this one. If i have to move back to the seattle area Campbell Run will be the first place I look. Used to live in an essex properties before campbell and managment was a pain to deal with. Never returned calls nor answered phones. Took weeks to return emails.
