    I strongly encourage anyone moving out of this complex to look into your rights under Washington landlord-tenant law and carefully review every move out charge before paying it. After living here for 6 years, I received move-out charges that are excessive and unjustified. I was charged $250 to replace a microwave that was working when I moved out. Management claimed the control board was found to be inoperable and that the microwave was no longer functioning properly. When I requested documentation supporting that claim, the charge was suddenly removed, with management telling me, “We removed it because you DID live with us for 6 years”. That's not a favor they did for me based on the length of my stay, it was an unjustified charge and they were caught. I was also charged for repainting the entire apartment, replacing portions of flooring, including bathroom flooring that I dispute was damaged beyond normal wear and tear and beyond the length of life. They attempted to charge me 100% of the replacement cost for bedroom blinds that were not damaged. I was charged more than $700 for “counter resurfacing,” but after I questioned and disputed the charge, it was reduced to under $200 because they got a "deal" with the contractor. If you have stayed somewhere for any length of time, most items you will NOT be responsible for 100% of the cost. Despite repeatedly disputing unjustified charges without acknowledging proper ware and tear and length of life, management has refused to resolve the remaining issues. I now have to pursue small claims court and file a complaint with the Washington State Attorney General’s Office. In court you may request your fees reimbursed and up to 3x the amount owed. PLEASE, PLEASE, PLEASE know your rights when moving out of a rental. Landlords cannot simply charge tenants 100% of something for ordinary wear and tear, and tenants should not assume every amount listed on a move out statement is automatically legitimate. Request documentation. Ask questions. Challenge charges that do not make sense. Keep copies of your move in and move out photos, communications (e-mails), invoices, and statements. Based on my experience, I would absolutely recommend scrutinizing every move out charge from this complex before paying it. Fortunately for me, my partner owns several investment properties and has been able to help me with the process.

    DO NOT LIVE AT WALNUT GROVE LANDING IF YOU WANT TO LIVE IN A CLEAN OR PEACEFUL ENVIRONMENT. I’ve lived here for 9 months and have had never ending issues since day 1. I am moving out for so many reasons. They do not care about tenant health. I’d been reporting a smell of mildew and sewage once it got hot outside for 8 weeks before they finally called a professional to do anything about it. THERE WAS BLACK MOLD ALL OVER IN THE WALLS OF MY LAUNDRY ROOM. My health has seriously suffered. My apartment was not clean when I moved in. There was food in the drawers, under the oven and refrigerator were not cleaned. There was YEARS of dirt from the previous tenant left under the washer and dryer. There was a broken window in my kitchen with a large crack when I moved in that took months to fix. My oven has broken repeatedly with no replacement. My dishwasher was broken for months before they replaced it. There is peeling linoleum flooring, even though they promise LVP. Peeling counter tops. Management and office staff will mock you to your face and behind your back when you’re rightfully upset at the uninhabitable living conditions you’re being forced to live in. There is dog poop everywhere constantly. Neighborhood kids run through the complex knocking on doors and causing property damage and the office does nothing about it. Seriously - live anywhere else but not an AMC (Apartment Management Consultants) property.
