  Loved my time at Napoleon. Great staff and leasing agents. Amenities are great! Rooftop has great views of downtown & tacoma dome, pool table, and great little hangout area to watch basketball. Stayed in a corner unit, love the big windows and keyless entry pad. W/D work GREAT for a rental. Only thing with big windows is when summer comes, invest in an A/C unit 100%

  I moved out in June 2022 and never received a move out statement. I emailed in September 2022 asking about my security deposit and did not hear back. I get a notice from the collection in March 2023 about an owed amount to Napoleon. I reach out to the property and it turns out the previous manager (Bree) did not send move out statements for 8 tenants (including myself) and the new manager (Michael) not knowing this, sent the account to collections. I had few email exchanges with Michael and he said the accounts are placed on hold with collection. I have asked for status updates and was told “well let you know”. Fast forward to May 2024, I find out the collection is on my credit report and has been accruing interest. I call the property and Michael said he had sent a list of names to the district manager to contact the collection about and to stop collection, and he did not hear back at the time and assumed it was taken care of. I spoke to the district manager and she was unaware of this. I understand mistakes happen but Napoleon found out about this 14 months ago and did not remedy the situation nor follow through. I recently learned that WA state requires landlords to send out move out statements within 21 days of move out and if they do not, they must refund the full security deposit.They realized in March 2023 statements weren’t sent out within the required timeframe and never refunded my security deposit. I was also unaware of the tenant laws back then. The whole process and lack of communication nor follow through from Napoleon and Summerfield (property management company) has been very frustrating. Now that I’m writing a review, it’s also fair to include some highlights during my residency there. I lived there from July 2020 to June 2022 so things may have changed since but I’m sharing my experience during that time frame. - No after hours maintenance for emergencies. They use a smart lock (digital keypad) for the apartment doors with no backup key. The keypad malfunctioned once and I couldn’t get into the apartment. It was 1 AM after I had gotten back from a flight and could not get any help till the next day. - Lack of organization at move in. They gave me an incorrect move in time and I had hired movers for that time. They had sent me a welcome letter with a move in date and time then said the time in that letter is auto generated and is not accurate. They then gave me another time the day before move in and were unavailable during the original time. - They seem very understaffed. They only had 1 manager and 1 leading agent when I lived there. It was difficult to reach anyone and if I needed anything, I would go in person and hope someone was in the office. - There were poker nights often held in the first floor on the pool table that involved alcohol, weed, loud music. The apartment would send emails but didn’t take action and these continued throughout my stay. - The main door would malfunction commonly for 8+ months. It wasn’t fixed when I left. They would get someone to reset it but it never fixed the underlying issue. The only way to get in would be through the garage door while is at the back of the building. The area you had to walk through wasn’t necessarily the safest. Or you could wait till someone is Le’s in the building to let you out. I would commonly find people standing there waiting to be let in. - One of the cons living on a Main Street is that you’d commonly hear sirens, loud cars, or cars blasting music and I lived only the top floor. I can only imagine how bad it gets for lower floors. I often heard gun shots as well. - They charge a bit of fees at move in. I recall there was a $250 non refundable fee and I asked the leasing agent at the time what it covers or where does it go and the agent said that “it’s admin fee. It goes to management”. I think that may be standard across properties. - That being said, the staff there is nice and friendly. I could tell they’re trying but they may not be adequately resourced. The property manager changed 3 times during the 2 years I lived there.

  We LOVE our home here! Michael does a wonderful job managing our community. Jonathon and Perry keep everything so clean and maintainened.

  The perfect spot in downtown Tacoma, everything is well manicured. Shelby, Siara and management have been extremely friendly and helpful with moving in and working out the kinks of the new building. Dogs welcome, big hangout spaces and an awesome view. Everyone here is friendly, and itll be fun to see the community grow as the building fills up!
