    Thinking about living here? know this, the floorplans to the units are all unique, so don't go off what little information Redtail provides. Gibraltar used to post pictures of each individual unit with the square footage instead of saying every unit has the same floorplan and sf. And new residents aren't given full information, all the keys, and other important things when moving into a new building. Also it's unfortunate that they went from M-F to only being Monday, Wed, and Fri. Our last working elevator broke down Thursday and there was nobody on site to help, not that communication was something they did (unless it's a text from AI or a notice with less than 24 hours warning like shutting off our water. But here's some other issues in list form Package theft from the secure package room that will be closed for a month (listed as an amenity too). And now all the drivers just leave everything in the lobby making it easier for theft. Not running thrash compactor so that we have to leave our trash piled up as seen Didn't tell us when our street was closed for tree removal, or when there'd be a crew painting our hallways Trespassers (yes, plural) Revolving door of employment for their own employees Not showing up for a meet and greet (Penny former manager they fired was the only one who did show representing the building) Graffiti on different parts of the building that has been there for over a month Long standing open work orders More vacancies than when Gibraltar ran the building. Misleading info on website. Constantly broken elevators A portal for rent payments that they don't update. You will never see your statement on it before the first of the month. By the way, their first month of running the building they didn't have anything set up for electronic payments so we all had to pay with checks and money orders. Speaking of rent, vacancies are a few hundred dollars higher than before If you know someone who lives in the building please check in on them because Redtail doesn't care about their tenants.

    Been living here since 2021. The building and surrounding area has consistently gotten worse. This is not a judgment on the new ownership group because this has been a problem for the last 3-4 years. Hoping for improvements, but theft is up and elevators are constantly down. If you are elderly, not in shape or have mobility issues, I would be certain to ask if the persistent elevator issues are fixed. Just came back from a trip and had to lug my luggage's up flights and flights of stairs.

    As of today Both elevators are down, leaving disabled and elderly couples living here trapped in their apartment basically. We have no secured mailroom due to excessive theft - it will take 3 weeks to install cameras which is ridiculous. Maintenance requests are not being done, some tenants have gone 3 months with no fridge. A person who is un housed has the entrance code (which by the way, a majority of the tenants had no clue we even had an entrance code). This person is roaming the building late at night. Management is awful, if you like to be dismissed, yelled at, and cursed at this is the place for you. At least once a week the trash shoot is stuffed to the brim leaving tenants no other option than to block part of the garage with their trash. Many people are debating resigning, the people and community in this building are wonderful. Most tenants stop and talk with you, many have said they may not resign. They did not give us 24 hour notice they were going to be shutting off the water in the building. Did not give us ANY notice that our hallways were going to be repainted. There are many bigger fish to fry in this building instead of doing a paint job when the floors looked perfectly fine.. The list no joke goes on and on, they keep telling tenants there are quirks when you buy a building and they are trying to navigate it. Which is valid and true. BUT, they’ve had this building for less or around 6 months and it has been nothing but issue after issue after issue. They changed the physical key locks leaving tenants with only a fob, no notice on this either. Which is illegal btw. So people that have pet sitters are SOL bc there’s no way into the building without a fob. Lose you fob? SOL they don’t have replacements. There are bare minimum repairs or communication what they plan to do. I miss Penny, she was on top of everything and incredibly communicative when problems arose. I personally, have been here several years and love the building. Every response from VP and other higher up managers is dismissive and full of empty promises. New management is needed, the person currently in that position is not professional or kind to tenants. She literally no joke, screamed at a tenant, cursed at them, and stormed out the front door today. Simply because they asked for an update about the elevators KINDLY. it was awful to witness.. Everyone’s faith in red tail has dropped, if you decide to continue looking into Exeter for a place to call home be cautious. They will probably be dismissive of what the facts are and tell you a “plan” that may or may not be actually being implemented. I never once complained when Gibraltar were the owners and now all I do is complain. I hate that I have to be this way. Oh btw they have multiple lawsuits in California and Alaska that they just settled. I wouldn’t be surprised if they receive another one here. Multiple people have reported them to the city.

    This review is for Red Tail Properties, the new owners/management of The Exeter. I agree with others that Penny was significantly better, including without the use of AI. You'd think a property management company with an estimated value of $2-BILLION from properties nationwide (google it), would be highly experienced and proficient with property management transitions. So far, that's not been the case! Tenants are expected to just be patient while their lives are disrupted and new management 'wings it'! Considering the rent tenants deserve better.

    Some issues moving in. However management is responsive and corrected issues in a timely manner....no issues here.
