  I regret moving into this building. Management and ownership (Urban Pacific Management / FPI Management) operate with callous disregard for tenant safety and legal obligations. Heating Crisis: As of October 1st, the building's boiler has not been operational for over a week. My apartment temperature is 62–63°F. This is not a mechanical failure—management has deliberately refused to turn on a functioning boiler, apparently to save money. I have provided written notice; Washington law requires repairs within 24 hours. Management ignored this and instead offered space heaters (which violate Washington Building Code). Management's response has been dishonest: they simultaneously claimed the boiler is "fully operational" and that they're "preparing it for startup." They won't commit to turning on heat, leaving tenants shivering through fall. Phantom Charges: Management routinely adds mysterious charges to rent ledgers without explanation. Questions go unanswered. Negligent Ownership: Urban Pacific Management (the private equity owner) operates this building to extract maximum profit with minimum investment in tenant welfare. They know the law and break it anyway. Their calculation: the cost of violations is cheaper than providing basic services. Bottom Line: If you value your safety, dignity, and peace of mind, do not move here. This building's management and ownership prioritize profits over people. They will violate state law and leave you in the cold rather than spend money on maintenance. I have filed complaints with the Seattle Department of Construction and Inspections and contacted city leadership. This situation should never happen. Avoid at all costs.

  Lived there for some years, staff is friendly, they always handle things in a timely manner, the pool is great specially in the summer. Jose the maintenance manager is always on top of things and anything now working they way it’s supposed to he’ll get it done, never had an issue him or his crew could not fix. Is a great place to live and quiet, specially for being so close to cap hill.

  I very much enjoyed my time living at Panorama for the last four years. While I don't agree with some of the actions and new changes that the property management company has enacted, some of the employees (Jose and Tammy) have made living at Panorama an enjoyable experience. If you want a great view, quick access to downtown, with a pool and gym on site, this is the apartment for you. But be warned that the property utilizes the Trash Valet company and there is no option to opt out, so you're required to pay a separate fee on top of your rent. There are also a lot of university students who live in the building so weekends can be noisy, but fortunately you're unable to hear it from inside the apartment. It's most apparent if your windows are open or you're in the shared hallway. Shoutout Jose for always being on top of things; we appreciate you!

  I’ve been here 3 years and up until 1 - 1.5 years ago it was great. You had access to the garbage and could opt into valet service the pool rarely had issues, and the elevators were working at a consistent pace. Now, not one of those items are being managed or run well. The elevators besides one is always down. The pool is closed 2 weeks out of each month since the warmer months began because of PH imbalances and being dirty, apparently someone is throwing food into the pool from the balcony for months now but they still cannot figure who is doing it.. nor I believe they actually want to. Easy fix. Install a security camera and/ or hire a security guard to watch for the summer. No other building I have been associated with or my friends that are associated with have this problem, Onni has 3 pools and never are they closed for weeks at a time and people eat and drink in those pools. You have no access to trash yourself, if you leave big items out by your door they’re ignored, if you walk them down to the dumpsters it’s gated and locked - if you leave big items that were ignored by the gate, you are given a warning. The location to price point is really the only thing at this point that is so-so everything else with the new management has gone down hill and now the pool and pool area/ bbq etc are rarely open due to the managements unwillingness to find the tenant who is making a mess - I personally think there is more to it and the pool and area is a major cost to them and they’re making excuses to not open it up because the building is costing too much for them to manage and make a sizable profit. I hope something changes fast - it use to be such a special place.

  Things have been really bad in the last few months ever since Asset Living folks took over the management. Too many comments here say the same thing. Not repeating anything here but it's all true.
