  10/10 I have worked with Emma and she has been so supportive helpful my entire application and move in process, great communication and responsive, lovely young lady. I love the Ballard area en this was the perfect home I was looking for!

  I wish the owners of this complex cared about the building and the neighborhood. It consistently smells like pee and is covered in flies. The mismanagement of this complex is really making this space difficult to walk near or live in.

  Lived there for 3 years, mostly a great apt complex but the lack of communication with mgmt is awful. They were breaking the law when it came to renewing my lease and tried over charging me, took weeks of me having to continue going to them for it to get fixed and then out of compliance when I moved out with returning my security deposit.

  I have only lived in Koi for about a week, so my experience is somewhat limited. Apartment = absolutely amazing, quiet, comfortable, clean. Leasing office = friendly, professional, helpful. Neighbors = have not met any yet, seems so quiet all of the time. Lost a star because cell reception inside the building is awful. I was originally told that it is most likely because I have AT&T; tried T-Mobile and had the same issue. Have since been told it is because the building is made of steel and concrete...EVERY apartment building is made of steel and concrete, I have lived in many and never had issues this bad before. Most likely a Ballard issue that has nothing to do with the complex specifically, but I guess I would expect them to know that and be able to give a straight answer when a resident asks. Update January 2025: I have now lived in Koi for over a year and extended my lease to stay longer. Continues to be a mostly quiet, comfortable, clean environment. Cell phone reception has not improved, but Wi-Fi has helped to compensate. Only downside I have noticed is petty nuisance from unhoused persons around the area, which is a longstanding Seattle issue that is going to take ingenuity and creativity to conquer.

  I've lived here for about 3.5 years and love it here. Management is very responsive and friendly. The community is clean and well maintained. Location is great Edit 3 years later: Koi was acquired by avenue 5 and they are the absolute worst. I'm very disappointed with their lack of: professionalism responses to emails response to phone calls as they just let it ring Lack of response to voicemails And constant incorrect renewal paperwork (especially when I point out what's wrong face to face and they just resend the same thing via email which does not correct the issue, just ignores the problem.
