  I had the exact same experience with the below reviewer about fines. We have been fined 3 separate times for paying our utilities late, which, were actually POSTDATED charges. I work in accounting for a property management company myself and if I post dated charges for tenants then charged late fees on those charges repeatedly that would be both immoral and illegal and I would be fired. If I pay my full balance on 8/1 and you charge me utilities on 8/2 but date it 7/31 YOU need to notify us of the new charge. That is deceptive and entrapment. I understand one mistake but the fact that this is a common practice needs immediate review by management. What is your procedure for notifying people of charges that are posted late? We are still waiting on a call back from management despite pleading and begging for a call back 4 days later after being promised one in 48 hours. We never received a call back no matter how much we ask. This is a monthly issue and a massive waste of our time despite us always paying promptly on the first of every month. If you’re reading this PLEASE CALL US BACK!!! I don’t know what else to do to get a call!

  I have been trying on EMB management for several months first they were sending HOA on a wrong address regarding our HOA fees and then after a year finally somebody send the letter to Our Home and when I call and correct the address and now are they telling us now it’s all altogether return out will be $2500 fees. I’ve been calling the office and sending email. Do you know discuss this issue? Can we make a payment arrangement? Can we do they waive the late fees you know all the things but no one ever reached out to me except the manager like once or twice I’ve been leaving a message. They creating Our case all the time but no one returned my call. Also now they’re sending another bill to collection. This is totally unfair. This is the very worst experience ever I got from EMB contact me ASAP
