I experienced the same issue another reviewer described, and I have time-stamped security cameras to back up my timeline.
I cleaned my patio on May 13. A table remained outside until May 29, when my cameras show me loading it into a U-Haul and taking it to the dump at approximately 4:00 p.m.
Weeks later, I discovered I had been issued a warning using a photo of that same table. I wasn't aware of the warning because Community Square never notified me. By the time I found it, the table had already been gone for weeks.
Then, on June 23, that same old photo was used to issue me a $50 fine. They are enforcing violations based on photos taken weeks earlier instead of verifying the current condition before issuing fines.
The owner has called this an "typographical error" But based on my documented timeline, I don't believe that's an accurate explanation. My experience is that old photos are being treated as current evidence, and homeowners are being fined based on conditions that no longer existed.

I clean my yard every two weeks.
You took a photo of my yard on 05/15/2026, but you did not mail the notice to me until 06/16/2026. Then you claimed that I had violated the rules and fined me.
I received your notice about 31 days after it was issued, even though you only gave me 15 days to respond or correct the issue. By the time I received the documents, the deadline had already passed. I immediately contacted the HOA office, and they told me that my case had been closed. Despite that, you still charged me a $25 fine.
This is unfair. The HOA office needs to improve its management. Either replace the manager who is creating unnecessary problems for residents or find a fair solution.
I support a family of nine, and I am the only one working. A $25 fine may seem small to you, but it matters to my family.
I also want to file a complaint against the person who took the photo of my yard. Please tell me who I should contact to file a complaint against both that person and the HOA management.
I also want to know why you failed to send the notice on time. This situation is unacceptable. Shame on this kind of management you guys stole money, stop it. That thing

I am leaving this review based on my experience helping my mom, who doesn't use technology.
I discovered month old violations and fines that neither of us knew existed. Had we received proper notice, I would have taken care of the issues immediately. Instead, they refused to reverse the fines or acknowledge they sent them unfairly into an app that we didn't know was alerting us to fines.
My mom is on a fixed income, and these fines are a real hardship. I've also spoken with several neighbors who say they've had similar experiences. I've not found one neighbor who was not fined.
Rules should be enforced fairly, but residents deserve clear notice before being fined. We are moving to somewhere more predictable and consistent. I do not recommend moving somewhere this company manages.

Yes, you're correct. The ESA paperwork i sent in for a second time now expired may 31st. Your warning and fine came may 12th. I sent in the paperwork to prove you broke the law. If I sent just the renewed one it would appear if wasn't complying during your warnings and fines. What you did was illegal and breaks the Fair Housing act.
Yes, the ESA is in my wife's name. My father has dementia and cannot reapply for his ESA since he is non verbal and cannot read or write so my wife who had registered ESA's her whole life got him put in her name but the dog is still my dad's and spends his days with him.
Since my wife is not the home owner and not an ESA like my dog you will not have any records of her. She is a human. Not an ESA and does not need to be registered to my house. Is this a real response? You actually typed that up and sent it? Should I register my daughter also?
The parking rules were 3 warnings and you get towed. It was that way for 25 years. We were actively cleaning a biohazard your old water pipes caused and was towed without a warning. You even changed the rules back to 3 warnings after you towed me. We had 2 days to comply to a poorly managed rule change. Your rule would deny plumbers coming to fix emergency water fixes after hours. Only someone completely miserable would enforce that kind of rule. All my Plumbers showed up in unmarked vans. They have the right to work on our property without fear of towing as much as my community does.
My only issue was we were given 2 days notice and I didn't see the warning. The rule was reversed and we now get 3 warnings again like we have for a quarter of a century. Yea. You guys are crooked. From one manager to a "management" company id be embarrassed to see my employees represent me the way you're representing EMB now. Constantly deflecting and not being accountable! You changed a rule almost overnight and started enforcing it for one day then reversed the rule back and never refunded me.

The app does not send alerts to me. They sent me 2 warnings to rehome my dad's ESA and a 50$ fine. My dad is a disabled veteran with dementia and an amputee. He cannot walk and has a dog with him at all times. My dogs have been documented with management for 4 years here and now EMB has taken over now they start threatening me with fines unless I rehome my dad's legal ESA?
The main issue is they sent a warning and fine for a a dog ive had documented for 4 years consistently but there is no email or app alert about the warnings or fines. This is not my problem or any of you in a similar situation. We need proper alerts and messages we can rely on. Im forced to open the apps "message" center everyday in fear I have a new fine.
We've had towing rules in place for 25 years. 3 warnings and you're towed. My building flooded and I used my 3rd vehicle (its parked off property) to clean my mold and water damage and the HOA towed my vehicle while maintaining my property. They sent a notice out 2 days prior the vehicles will be towed immediately. I got no alerts and loaded my truck. Since this they have gone back to 3 warnings but now im down 400$ to get my truck back and I dont rent. I own this place. Why are we towing owners for maintaining their property? EMB has not apologized but they reversed the rule back to 3 warnings. To add.. once the HOA heard im an owner cleaning my water damage they didn't care. The tow driver told them it can be dropped if they say it ok but the HOA said" take it".
This company does not manage anything. They are taking advantage of people for financial gain. This place is not run by honest people. They are only trying to make money.
