  The reverse parking policy makes no sense. Management says it’s to prevent exhaust from reaching ground-floor apartments, yet they enforce it even in parking spaces where there are no apartments or buildings behind them. I asked the leasing office why, and they confirmed the rule applies everywhere on the property anyway. When I questioned it, I was simply told to park on the street if I didn’t like it. If you’re considering living here, be aware that you can receive a lease violation for backing into your own parking space, regardless of whether the stated reason for the rule actually applies to your parking spot.

  Future residents should know that Riverwood Apartments strictly enforces a nose-in parking only policy. If you back into your assigned parking space, you may receive a warning notice and eventually risk being towed. Management says this is to prevent vehicle exhaust from entering ground-floor apartments. However, I personally live on the ground floor and have never experienced exhaust entering my apartment from parked vehicles. In my building, the parking spaces are separated from the apartments by a walkway, and the main living area windows face away from the parking lot. The only window facing the parking area is a small bathroom window. I’ve also seen this rule enforced in parking areas where there aren’t even apartments directly behind the parking spaces, which makes the reason for the policy difficult to understand. I understand if certain buildings have a legitimate issue with exhaust entering nearby apartments. If that’s the case, the policy could make sense in those specific areas. But applying the same rule across the entire property, including places where the stated concern doesn’t appear to exist, seems unnecessary. Another issue is that this requirement wasn’t clearly emphasized when I signed my lease. If management considers this an important rule and plans to tow vehicles over it, I believe it should be highlighted during the leasing process so residents know exactly what they’re agreeing to. I’m sharing this so prospective renters can make an informed decision. I hope management reevaluates the policy or at least explains why it’s enforced in areas where the stated reason doesn’t seem to apply.

  If you’re thinking about moving here, be prepared for the typical “landlord special” — cheap, terrible latex paint slapped everywhere and carpets that look like they were just washed instead of actually replaced. You also won’t be sleeping past 8 AM. The landscaping company they hired regularly lets their mowers sit there idling right next to the apartments, loud as hell. It happens early and often. Parking is basically nonexistent. Management lets random cars sit and rot for months (or years) without towing them. Apparently a car can sit there for two years and nobody will do anything about it. Security is practically nonexistent too. My car has been broken into multiple times, and there’s no real effort from management to address it. The complex is also right next to an elementary school, and a lot of parents don’t seem to tell their kids not to run out in front of cars, so you constantly have to be on alert driving through. Bottom line: this place isn’t quiet, it doesn’t look good, and the neighbors can be rude and dirty. The inspectors are useless and will tell you everything is “fine” even when it clearly isn’t. Honestly, only live here if you absolutely have to because it’s cheap.
