  I had a very positive experience working with Terri Mitchell, Property Manager at Associa Community Group. Terri was responsive, professional, and helpful throughout the process. She communicated clearly, followed up on concerns, and helped keep things moving toward resolution in a timely manner. Managing property issues can be stressful, but Terri’s attention to detail and willingness to assist made the process much easier. I appreciate her professionalism and the support she provided.   I had a very difficult experience with this management company. While I was undergoing an Autologous Stem Cell Transplant in 2024, Rock Creek Homeowners Association changed management companies without my knowledge. During that time, I was undergoing chemotherapy and focused on my health, so I was not able to keep up with mail or correspondence. As a result, after just three months of missed HOA payments totaling $90, my account was sent to collections. Costing me $750. Notably, the collection agency had no trouble contacting me. However, once the account was in collections, Community Group refused to communicate with me directly. While I understand certain limitations once a debt is in collections, they also failed to communicate with their own legal representatives. For nearly six months, I made repeated efforts to resolve the matter, including attempting to settle the balance and request a waiver of legal fees. Unfortunately, due to their lack of response, I was unable to access community amenities such as the pool and tennis court—resources that could have supported my physical rehabilitation. Even after paying the outstanding balance, I continued to face unnecessary obstacles when trying to obtain a pool key fob. Throughout the process, the staff I encountered were consistently dismissive and unhelpful, starting with the front desk and extending to management. De’nia Bennett did not return calls, and communication through her office was extremely difficult. Overall, the experience felt highly unprofessional and frustrating. I attempted to file a complaint with HUD, but I was advised that, because this matter involves a homeowners association, I would need to pursue it through a civil suit. Given my medical condition at the time—one that qualifies as a disability—I believe I was treated unfairly and potentially discriminated against.
