I am approaching my one-year mark at Highgate and still deciding whether to renew or move out, but my experience has been disappointing. I waited until close to my one-year mark to write this review because I wanted it to reflect my overall experience over time, rather than a reaction to one isolated issue or a short-term frustration.
The move-in condition was honestly the worst I have experienced. The cleaning was very poor, especially in the bathrooms, and despite raising the issue, it was not properly addressed. I ended up paying out of pocket for additional cleaning after moving in.
The balcony was also in very poor condition from the beginning, with peeling paint, dirt buildup, and standing dirty water. I raised this with management, and in July 2025 I was told someone would be hired to power wash and address it. It is now almost a year later, and the balcony issue still has not been resolved.
Since early January, I have also been dealing with ongoing motor noise and vibration from the HVAC/RTU equipment above my unit. I live on the 6th floor, and the noise and vibration have affected my sleep and comfort. After more than four months and many emails back and forth, I was only TODAY told that someone finally came out and attempted an initial fix by adjusting some fans inside the unit. I appreciate that there was finally some action, but this took far too long and the issue has not been fully confirmed as resolved.
What makes this more frustrating is that very similar 2-bedroom units are currently being offered at a lower effective price with promotions such as one month free, while my renewal offer is significantly higher. I asked management to reconsider the renewal rate based on the unresolved issues and current market pricing, but the request was denied.
For a tenant who has paid rent, taken care of the property, and tried to communicate respectfully, I do not feel valued as a resident. The property may look nice on the surface, but based on my experience, the move-in condition, maintenance follow-through, noise issues, and renewal pricing/customer retention have been very disappointing.

I have also experienced cigarette and/or weed smell around the property, including from nearby units or balconies, which is another concern for anyone sensitive to smoke."

*** Thank you for the response. I want to clarify that the move-in cleaning was never fully addressed. My concern was not cosmetic upgrades. At move-in, the bathroom tile walls and tub/shower base were visibly dirty, with soap residue and hair still present. I paid out of pocket for additional cleaning because the unit was not cleaned to a reasonable move-in standard.
For the balcony, I was told in July 2025 that it would be power washed, but it remained unresolved for months. I was not previously offered a specific chance to schedule balcony cleaning at my convenience; I am only learning through this review response that this is now being offered.
The HVAC/RTU motor noise and vibration is also still ongoing. I still hear it every day, and it has affected my family’s sleep, TV time, and everyday living for more than five months. I do not agree that this has been addressed promptly or fully resolved.
For renewal pricing, the current similar 2-bedroom unit is listed at $3,777 with one month free, which brings the effective monthly cost to about $3,462 over 12 months. My renewal offer is $3,877 with no one-month-free concession, which means I would be paying about $415 more per month, or nearly $5,000 more over the year. I understand promotions may be for new residents, but the pricing gap is difficult to justify as an existing resident, especially while unresolved issues are still ongoing. (05/03/2026)

I’ve been living at Highgate at Miles for the past two years, and my experience has been wonderful from day one. The leasing process was smooth, and the staff have consistently been friendly, approachable, and always willing to help.
A special mention to Ezra, who has been incredibly supportive throughout my leasing journey. He made sure I had all the necessary information, was always available to assist, and truly goes above and beyond for residents. I especially appreciate how he respects and embraces the diversity within the community—it makes a big difference.
The community itself is very engaging, regularly celebrating different occasions and keeping residents informed about updates. It’s great to see management putting in effort to bring everyone together.
What stands out most is the continuous improvement—I notice positive changes happening regularly, which shows how much care is put into maintaining and enhancing the community.
I’m genuinely happy to call Highgate at Miles my home and would highly recommend it to anyone looking for a welcoming and well-managed place to live.
