  I Really Wish I Had Listened to My Gut Have you ever had that feeling that you shouldn’t do something, and then afterward you realize exactly why you had that feeling? That’s how I feel about my experience with Ryan Homes at Landmark Townhomes. I’ll start by saying that my first experience with the sales office was great. Everyone was friendly, helpful, and welcoming. Unfortunately, after that initial meeting, my experience went downhill quickly. As a first-time homebuyer, I expected the closing and mortgage process to be explained to me. Instead, everything felt incredibly rushed. It was basically, “Sign here, do this, sign this,” and then I was left having to follow up with my own questions to understand what was actually happening. I actually had some concerns early on and initially backed out. Looking back, I wish I had stayed backed out. I’ve now been in my home for about two months, and I’m honestly shocked by the quality of a brand-new home. So far, I’ve dealt with: • A piece of siding falling off the house • The base/trim around my sliding glass door coming apart • Cabinets that have splintered • Trim pulling away from the walls • Poor drywall and paint work, including visible damage that appears to have simply been caulked and painted over rather than properly repaired • A refrigerator that has already developed rust • A dishwasher that wasn’t properly installed and couldn’t be used for approximately three weeks • A toilet that has already turned yellow • HVAC installation/setup issues • A backyard that was not properly graded, leaving the yard soggy and squishy and basically unusable • Multiple service calls already for repairs and corrections And I could honestly keep going. What bothers me most is that this is supposed to be a brand-new home. I didn’t expect to move into a house and immediately have this many problems. Some of the workmanship and finishing simply do not look or feel like what I expected from a new construction home. Thankfully, I paid for an independent inspection. That inspection caught issues that I otherwise would not have known about, including concerns with the placement of the roof shingles and the grading in the back. I strongly recommend that anyone purchasing one of these homes get their own independent inspection. Do not assume that because it’s new, everything was done correctly. I chose Landmark largely because the price was attractive. That was the biggest reason I decided to purchase here. But knowing what I know now, I would have gladly paid more for better construction and workmanship. There were also things I didn’t realize until after purchasing. The standard package is very basic, and some things I assumed would be included were not. Even the dishwasher has been disappointing—my dishes regularly come out wet. The frustrating part is that I’m now financially responsible for a brand-new home that I already have significant concerns about. The regret is real. I wanted to love my new home. Instead, I feel like I’m constantly finding another problem and waiting for someone to come back and fix it. If you’re considering buying at Landmark, please do your homework, get an independent inspection, pay close attention during your walkthroughs, and don’t let the excitement of a new home make you ignore your gut. Mine was telling me something wasn’t right, and I wish I had listened.

  Erin is FANTASTIC! l scheduled an appointment for my clients to tour a home that at the time we thought was perfect for them. When things didn’t work out financially for them, Erin guided us to another Ryan Homes Community that had not only exactly what my clients were looking for in a home but worked out financially for them. We are now under contract, building their forever home. My experience with Erin was far more than just the typical Sales Associate to Realtor experience. It felt more like working with a friend, I’ve known for years. I hope to bring more clients to Ryan Homes because of Erin. Thanks again for helping my clients dream of home ownership come to fruition .

  I Just Closed On My Home Yesterday! My experience with everyone I encountered at Ryan Homes at Landmark Towns was absolutely phenomenal. This is the best home builder period. Not only do they build great homes, they offer in-house financing which beat all interest rates I received in estimates from other builders. Ryan offer the best closing assistance package Ive ever encountered. They are so precise, organized and on top of everything!! Emily is awesome. I was so nervous about my first time buying a home and her calm, nurturing aura truly eased my nerves tremendously. She offered emotional support at a time when I just felt so overwhelmed. Emily is so knowledgeable in finance and is so friendly and relatable. I felt like Ive known her all my life. Such a sweet person. I called her out of the blue looking for a home and she really made things happen for me. This past June 23, I saw my built home for the very first time and to say that Savannah did her thing would be such an understatement. She kept me updated on every step of the building process, was readily available for any questions I had, including measurements. I love the slightly protruding windows in my living room. Gorgeous! My home is beautiful. I am so glad I chose Ryan Homes at Landmark Towns.

  From the 1st day I came to look at the Landmark by Ryan Homes the process has been smooth! Mike Breissinger is THE BEST. Had it not been for him and his personality I would not be this home. Mike sat down with me, we went over numbers he gave me a plan and a couple months later I was back, I believe I was his last sale before him moving to sale for a new community and I couldn’t have been more honored to work with him for this BIG milestone. Mike should be the trainer for all new sales reps with his knowledge! He deserves a raise! Ethan was wonderful when it came to get the loan processed and collecting all information. As well as the team at NVR. Will, the project manager and Trae were awesome when it came to updates and making a few corrections after move in. Overall Ryan Homes made this decision to become a first time home buyer so much easier than I expected. Thank you Ryan Homes!
