I’ve been living here for a little over a month and here’s my updated review:
- ON SITE TEAM: The on site team (Thomas, Giselle, Kenny, etc.) is WONDERFUL! They are always very transparent, and quick to resolve MOST of the concerns/requests I’ve made since living here. They go very above and beyond to communicate and assist the residents here! Delightful and effective property managers are very uncommon in Richmond, VA.
- CLEANLINESS: This is a pet friendly community with a variety of sizes and breeds. Many of the pets have accidents in the hallways or on the elevators. However, they are usually addressed pretty quickly especially on weekdays thanks to the wonderful team mentioned above.
- PESTS: There are many common insects in the hallways such as crickets, ants, centipedes, gnats, and spiders. The hallways are treated pretty frequently, but due to the pretty large gaps under the doors the bugs can still enter your apartment. Make sure you purchase a strip to go under your door when you move in!
- ELEVATORS: The elevators have be broken a few times. However, the team will let you know MOST of the time when the elevators are out of service via text message or email.
- AMENITIES: The pool is wonderful with plenty seating and a beautiful view. The gym has plenty of clean equipment. The community room is also beautiful and great for hosting. However, it costs $100 an hour with a 2 hour minimum and a $400 deposit ($600+) which seems a little steep compared to some of the other complexes. In addition, there is a $300 amenities fee when you move in.
- COMMUNITY ENGAGEMENT: The team host plenty of wonderful events/activities in order to bring the residents together (which is uncommon for most complexes). Due to my work schedule, I have not been able to attend on yet but I plan to.
- RULES & REGULATIONS: There are many “fine print” rules and regulations here that makes it feel like walking on eggshells in your own home (having to walk across the street and down the road just to have a smoke, not being able to light a candle or incense in your apartment, etc.) so be sure to THOROUGHLY read your lease in case there are any deal breakers for you.
- PARKING DECK: Monthly parking is $100, which seems a little steep. However, the only other option is parking on the street where your car is subject to burglary or damage. There are many loose screws and nails in the parking lot so watch your tires. I had to get mine plugged and im 99.9% (not 100%) sure it came from one of the nails in the parking deck. It’s also extremely dark in certain areas of the parking deck so make sure you’re aware of your surroundings. Make sure you are not double parked or touching any or the lines, or you will be towed. Make sure your pass is VISIBLE and LEGIBLE, or you will be towed. Make sure your tint is not too dark, or you will be towed. If your inspection sticker or decals expire and you are tight on money forcing you to have to prioritize groceries, utilities, childcare, fuel, or some other important expense… CHOOSE THE INSPECTION STICKER OR DECALS because they will tow you! One of my guests was recently towed from here for a frivolous violation, which I take accountability for. However, when we went to retrieve his vehicle from the towing company, we were spoken to and handled with complete disrespect and disgust then charged over $200. We were being fairly polite and respectful so I was unsure why we were being treated that way. I went to leave a review for the towing company, and noticed many other people experienced the same treatment…specifically minorities. As a community with a large population of minorities, it’s extremely disheartening and infuriating to know that this complex chooses to do business with a company who has such a public reputation of mistreating minorities. In the unfortunate event that im ever towed again, I would prefer giving my $200-$300 to a company that treats ALL people respectfully regardless of how they look.
Overall I don’t regret my decision moving in. Hopefully I have a more positive 6 month update.
