I wanted to take the time to write a fair and honest review because there are definitely some positives, but there are also some serious concerns that future residents should know about.
First, I want to recognize Olivia in the front office. She has been excellent. She is always friendly, quick to respond, and genuinely seems to care about residents and their concerns. Even when an issue is outside of her control, she listens and tries to connect things with the right people. She is easily the strongest part of the leasing office experience and deserves recognition.
Unfortunately, the biggest problems we have experienced involve pest control, maintenance, and safety.
Since moving in February, we have had ongoing German roach issues. We have documented over 200 pictures. When we first moved in, we requested stronger treatment, but instead we have had multiple visits where someone came in and applied basic treatment that did not solve the issue. While the number of roaches has decreased, they are still present. I have never lived somewhere where I feel like I have to vacuum daily and constantly clean bedding and blankets multiple times a week just to try to stay ahead of the problem. We pay for pest control, but residents do not seem to have much input on what type of treatment is provided.
The safety of the property is another major concern. Our vehicle was broken into, and the response from the property was essentially that there was not much they could do. There are no cameras throughout the property to help identify issues, no on-site security, and we were not offered much assistance beyond being told the property would not cover the incident.
Looking through other resident reviews, vehicle break-ins appear to be a repeated concern. That is frustrating because residents should feel safe where they live. Even basic security measures like cameras or a visible security presence could make a major difference. I have heard there used to be security here, and it is disappointing that this is no longer in place if safety continues to be an issue.
Maintenance has also been a struggle. The maintenance team members themselves are nice, but the property seems too large for the amount of staff available. Many requests take a long time to resolve, and there have been situations where tickets appear to be completed without the actual issue being fixed. When following up, the response is often to submit another request.
Some examples of issues we have experienced:
* A gap around our front door that has allowed bugs to enter since we moved in
* A tub faucet that has come loose from the wall again
* A bedroom door that is extremely flimsy and bends when opening
* A living room electrical outlet that does not work
* Carpet that was advertised as new but is already pulling away from the floor
* Windows and exterior areas that appear to need more attention
* A deck that appears to be in poor condition
There are additional issues, but I will leave those out.
The construction next door has also been difficult. We understand construction happens, but being woken up by it every morning has been a challenge.
The amenities also need improvement. The gym has several pieces of equipment that are not working, and the pool opened later than expected this year.
Overall, the apartment layout itself is nice, and the community has potential. However, the ongoing pest concerns, difficulty getting maintenance issues resolved, and safety concerns have made living here much more stressful than expected.
To Beaufont: investing in the property would make a major difference. Improving security, increasing maintenance support, and addressing long-term issues would likely improve resident satisfaction and reduce turnover.
I would not tell someone they should never live here, but I would strongly recommend doing your research, asking questions, and seeing the exact unit before signing. We were not able to tour our specific unit until after paperwork was already completed, and that is something I wish we had known beforehand.
