  I will say this is the worst place I’ve ever lived at. I had issues the first week. My tv got soaked with water and stopped working. They have their insurance company they work with that charges $19 a month for building coverage but it is not for personal property damage , so they expect you to pay extra for something that is by their fault. Thin floors , every time it rains or neighbor drops any liquids, it goes through the cealing. Every time it rains I have to worry on what is going to be soaked. There is no insulation and my bill has tripled due to bad insulation and thermostat always trying to compete with the heat that is being let in. $300+ for electric bill running at 78 degrees is not normal. They don’t enforce quiet hours and they do not care about enforcing any rules. They have feces everywhere including inside. If you’re below someone, you will not get any good nights rest. I have reported the issue to everyone in the office with ample time to try to resolve. The insulation, leaking and noise complaint has been brought up plenty times via email and direct contact. The front office will give you pleasantries, but no resolution. Please record and document! For those having issues , I would advise submiting complaint to the city RVA website /311 . I really don’t believe they are up to code and I don’t want others experiencing what we have so far. There are many of others experiencing the same issues , so do not be surprised if you experience one or all of the issues this apartment brings. Clearly they don’t care and I would avoid the headache. A lot of the good reviews are regarding the on boarding process , so I would highly advise to truly skim through reviews and tour the neighborhood yourself.

  I’ve been here for 3 years, and Erin in the leasing office is amazing! She’s always so communicative and willing to help if I have any issues, and has made the process of renewing my lease so pain free.

  I love the layouts of the apartments here and the staff was really nice and answered all my questions. The rooftop patio had an amazing view of the city.

  Management was extremely helpful getting us moved in on time and maintenance did an incredible job in a short amount of time. Very much appreciated!

  I have been so impressed with this apartment complex! Staff responds quickly to my requests and have been extremely helpful with everything. The grounds are always clean and everyone is so friendly! Very happy with my apartment :)
