My wife and I moved to PBF in April 2025. My original 5-star review (which I deleted) quickly changed to a 1-star in less than a month. I would give this place 0 stars if I could. We have lived in 8 places with 8 different property management companies in Richmond, and this is the absolute worst place we have ever lived in the city.
1. The responsiveness of management is absolutely abhorrent. You’ll be lucky if you get a response after a second or third follow up. Reginald and upper management went back and forth with us for FOUR MONTHS about a sewage smell coming from our HVAC vents (potential mold / mildew?!) They refused to send any sort of licensed HVAC technician to check out the smell until 2 months after we brought the issue to PBF. We took it upon ourselves to conduct some at home mold tests (which upper management later on ((not so nicely)) told us would not hold up in court) which came back with positive growth on all of the tests. After multiple emails and an in-person meeting with PBF, upper management let us know they would be conducting mold testing in our unit. The mold company let us know that they would have results in 4-5 business days. After 14 business days, and multiple follow ups from us, PBF finally shared the test results. Thankfully, there were “no elevated levels of mold” in the apartment, but personally, if I had tenants with potential mold in their HVAC unit, I would be following up for results as often as I could, but I guess that’s just me.
2. Packages get stolen often. PBF claims to have a “secure mail room” but it’s just an open area in the lobby. Anyone with the front door code (which is probably close to 3/4 of Richmond residents, delivery drivers, food delivery, mail personnel, tenants friends, etc.) have access to the mail room. After having multiple packages stolen, we asked for video footage of the cameras in that area and were told the view range does not reach the “mail room.”
3.The fire alarm goes off monthly at this property. In the 10 months we lived at Pohlig, it went off 15+ times at all hours of the day and night. A single unit’s “faulty smoke detector” was at the root of this, however, it continued to happen even after said smoke detector was “fixed.” Not much more to say about this issue except I feel for every tenant in this building that has pets and children, because this is the loudest, most disrupting fire alarm I’ve ever heard.
4. The issues do not stop there! Our fridge went out, and Reginald let us know that he would send someone up that day, however, that didn’t happen. I followed up the following day, stating our food was going to go bad, I was told maintenance was out of office. After a full day of not hearing anything, Reginald informed us (after watching us leave town for the weekend) that we could use a fridge in an empty unit. Since we were out of town and unable to move our food, all of our food went bad before the fridge was replaced, and they refused to help us with the hundreds of dollars worth of groceries we lost.
5. The building itself is gorgeous (only good thing about living here), but you will pay for it in electric bills. The windows are hundreds of years old, and do not fully close. For us, this meant the nice aroma of cigarette smoke coming from people smoking in the courtyard (even though smoking is PROHIBITED in and around the property) as well as astronomical electric bills (for the size of the apt). We had to tape and stuff our windows with towels last winter because cold air would blow through them.
Stone Creek sees their tenants as numbers, not humans. They will do ANYTHING in their power to not have to fix a problem, or take accountability for anything. When they do have to fix something, they will take their sweet time doing so. Because hey! Who cares if your fridge stops working, or your windows don’t close all the way so cold air blows in from outside during the winter or that you might have mold in your HVAC? Not Stone Creek!
Save yourself, and choose ANYWHERE else in Richmond before signing a lease at PBF.

I seriously cannot say enough good things about Reginald and Darren. I had just gotten back from a trip to San Francisco where I somehow managed to lose my keys, which was honestly such a stressful situation, and I was expecting it to be a whole ordeal.
Instead, they made everything incredibly easy. From the moment I reached out, they were responsive, kind, and genuinely cared about helping me get back into my place as quickly as possible. There was no hassle at all, just real problem solving and such a positive, reassuring energy.
They handled everything so efficiently and kept me updated the entire time, which made a huge difference when I was already overwhelmed. It is rare to come across people who not only do their job well but actually make you feel taken care of, and that is exactly what they did.
I have lived here for almost two years, and this has honestly been the best experience I have ever had with maintenance compared to any other apartment I have lived in.
Reginald and Darren are truly amazing at what they do and just great people overall. I am so grateful for their help and could not recommend them more.
