  Im a resident at these apartments. We have lived here since 2021. I have seen management change a few times with each manager being worst then the last. However, the ladies who work in the office are the best. The maintenance is great. You call, they answer, and they will come back to help you. That is class A service to me. The grounds are well kept and the people around my area are wonderful and respectful. If you are looking for a neighborhood with good people multi cultured and respectful this is the place to be. But the manager and her nasty disposition could use some maintenance. Worst ever. But you will hardly see or have to deal with her. That is worth it when every one else is classy. Now, the roaches are a bit much. One of my neighbors had bed bugs. Gross. But I took a picture went to maintenance and showed the woman to be told it was a cocktroach. Laughable. But the man was there the next day and I have not seen one since. The pool area is another story. I have only gone 1 time and that was enough for me. The neighboring complex did not have a pool so they were in ours. Rude children cussing adults and filthy area. They will jump the fence to come over. I pay rent to enjoy these amenities and sadly cannot. The poor attendants are overwhelmed. The elderly people cannot even enjoy it. That to me says much. The exercise room is state of the art. But they close when the office close and we are at work so there goes that. The bathtub stays so clogged up that we buy our own stuff to pour in because we are not home. One of their contractors came into my apartment while we were not home and shattered our customs dinning room table. We have since put cameras outside and in our apartment to monitor when we are not home. As I said the people there are respectful but that manager is a lot to be desired. Rent goes up but nothing major has occurred that we cannot control ourselves.

  The 3 young ladies in the office today, Courtney, Kia & Jazlyn were very helpful. Kind, knowledgeable & fast to get the job done. Any one of them is very equalized to help you find your new home.

  It’s quiet and clean for the most part. I see they try to make your concerns a priority. They are respectful and professional.

  Courtney Harris was so helpful and very quick to respond to us during the leasing process. Thank you so much for everything you did to find us a unit that fits all our needs as renters! 10/10 communication and quick application process.

  Save yourself the headache and avoid 404 Rivertowne like the roach-infested plague it is. Trying to save several hundred dollars a month on rent for a short-term rental at 404 Rivertowne ended up costing me dearly but, thanks to the roaches in my newly-leased apartment who were so excited to have a new resident that they started showing their faces (and carcasses) from move-in day, I was able to escape this roach-infested place relatively unscathed. I did however end up paying even more than I would have saved (on multiple moves, having to find a short-term lease on short notice, double non-refundable fees instead of just staying put and extending my then-current lease by a few months...). All in all, I'm so grateful I never had to live 1 day in this hell, I dont think I could've managed, even for 6 months. On a positive note, the leasing consultants and leasing manager are professional and helpful. I do sympathize with them having to navigate these situations.
