    ive lived here for 2 years now and i love it! as a young woman, the security of the building is incredibly important to me (locked doors with FOB entry, locked parking garage, gates around pool area), as is the responsiveness of the staff and maintenance. the front office staff ladies are incredibly friendly and helpful, and they address all concerns as they come up. they are also eager to host events and giveaways, which is a nice perk. these apartments are on the pricy side for norfolk, but you get what you pay for with in unit full size laundry, a super well maintained pool, updated appliances and fixtures, and super quick and convenient pest control and maintenance. I dont think ive ever had a problem here that was not addressed.

    I have lived at The Point at 38 for over two years, and unfortunately, my experience has been disappointing. While no apartment community is perfect, there are several ongoing issues that prospective tenants should know about. The biggest issue has been my apartment (Unit 314). Since the day I moved in, my bedroom window has leaked whenever it rains. Maintenance has come out multiple times to patch the problem, but the window itself appears to need replacement. Temporary fixes have never solved the issue. If Unit 314 has not had the window replaced, I would strongly encourage anyone considering that apartment to think twice. I also had concerns regarding maintenance. There were multiple occasions when notices were left stating that my HVAC filter had been changed, even though it had not. At one point, the doorway was blocked, making it impossible for anyone to have accessed the filter. When I finally checked it myself, the filter was in poor condition and appeared to be an inexpensive material. My husband and I both experienced respiratory issues during that time, which made the situation even more frustrating. Communication from management has also been very slow when it comes to maintenance requests. Although some staff members were pleasant and more knowledgeable than others, getting issues addressed often took far longer than it should have. Parking is another major concern. The spaces are extremely narrow, making it very easy for doors to hit neighboring vehicles. If you own a newer or luxury vehicle, be prepared to park with extra caution. During your tour, I recommend taking a close look at the parking garage and surface lot instead of just the apartment itself. The garage is advertised as a secured area, but that has not matched my experience. On one occasion, my husband and I observed what appeared to be suspicious activity involving a parked vehicle, and we felt concerned enough to contact law enforcement and file a report. The clubhouse pricing has also increased significantly. When I moved in, it cost $100 to rent with a $200 refundable deposit. It has since increased to $300 plus the same refundable deposit. In my opinion, the clubhouse does not justify that price, and I do not recall receiving the same level of communication about that increase as I have for other policy changes. The pool area is another disappointment. There were multiple occasions when people who did not appear to be residents gathered there and smoked marijuana, which took away from what should have been a relaxing community amenity. Security and access control did not seem to be consistently enforced. Finally, I have concerns about the surrounding area. Over the past two years, I have witnessed multiple vehicle accidents on the nearby roads, and if you have guests parking in the area, it’s something to be mindful of. The location has been convenient for my commute to work and church, which is one of the reasons I stayed as long as I did. However, the repeated maintenance issues, lack of timely responses, parking concerns, and overall experience have led me to move elsewhere. I hope this review helps future renters make an informed decision.

    Living here has been a great experience so far. The property is always clean, the staff is friendly, and maintenance responds quickly whenever needed. The location is also super convenient.
