I’ve lived at the Lumen for over a year and I’m so sad that I have to move out! I’ve felt very safe and haven’t had any issues here. I would like to thank David the maintenance man for his prompt response in fixing my HVAC system in my apartment. I am extremely appreciative of his hard work and professionalism.
I wanted to like this place. I really did. Unfortunately, the combination of high rent, mediocre apartments, neglected common areas, and management that seems to confuse “being empathetic” with “actually solving problems” makes that nearly impossible.
For what they charge, you’d expect a property that is clean, well maintained, and reasonably peaceful. Instead, the grounds routinely look neglected, with overflowing trash and animal waste becoming part of the landscape. The amenities are decidedly average, and the overall condition of the property does not exactly justify the premium pricing.
Then there are the residents. Expect frequent noise and disruptive behavior, with an atmosphere that can range from merely inconsiderate to genuinely unsettling. Open drug use is not exactly the kind of amenity most people expect to find included with their rent.
Management deserves special mention. They are often pleasant and sympathetic when you raise concerns, which would be great if those conversations actually resulted in meaningful action. Instead, you can get the distinct impression that your complaint has been “heard” primarily so everyone can move on to the next complaint. Empathy without competence or follow-through is ultimately just customer-service theater.
And then there’s the billing. Some charges and billing practices raise serious questions about transparency and whether residents are being billed appropriately. I’m not going to make a legal determination in a Google review, but residents should scrutinize their statements, leases, fees, and supporting documentation carefully rather than assuming every charge is legitimate simply because it appears on a ledger.
Bottom line: expensive rent for an average apartment, mediocre amenities, poorly maintained grounds, questionable billing, and a resident environment that can be remarkably disruptive. The management team may be friendly, but friendliness doesn't compensate for a property that isn't being adequately maintained or managed.
If you're considering living here, tour the property at different times of day, inspect the common areas rather than just the model unit, ask very specific questions about fees and billing, and talk to actual residents before signing anything. The glossy sales pitch is only one side of the experience.
I am extremely disappointed and honestly feel misled by this entire experience.
From the very beginning, Lumen Apartments set expectations that were completely false. We toured a model unit (the “Majestic”) and were told clearly that the apartment we would be getting was the same. Based on that, we applied, paid all the fees, and moved forward with confidence.
Then things started to go downhill. After approval, we were told we had to pay a deposit equal to double the rent, which was made clear upfront. we had to go through a third party (Jetty) which was the only truthful thing that was said.
But the worst part came on move-in day.
The apartment we were given looked NOTHING like the model we were shown. Completely different building, rundown hallways, smaller space, different layout—everything felt like a bait-and-switch. It was not even close to what we agreed to. We were so uncomfortable and disappointed that we refused to move in.
And then, to make things worse, they refused to return our security deposit. First, they claimed it was for “property damage” (which makes no sense because we never moved in). Then they changed their story and said it was because they “took the unit off the market.” The explanations kept changing, and none of it felt honest or justified.
On top of that, they have ridiculous extra rules and fees—$50 for a replacement pool wristband, strict guest limits, and overcrowded pool restrictions.
This entire experience felt like a scam from start to finish. Misleading information, unexpected costs, and zero accountability when things go wrong.
Please be very careful if you are considering leasing here. Get EVERYTHING in writing and do not rely on what you are told during the tour.
This apartment community is difficult to recommend.......
The dog park is often dirty and has a strong odor. After it rains, a layer of white residue covers the ground and easily sticks to shoes. The community also has frequent issues with loud cars playing music at a high volume, and there seems to be very little management or enforcement to address the noise.
Soundproofing between units on the same floor is acceptable, but the ceilings provide very poor noise insulation. Footsteps, dropped objects, and vibrations from upstairs are easily heard throughout the day.
There have also been reports of cockroaches in Building 3, my friends lives in this building.
The management office leaves a poor impression. Communication often feels unfriendly, and resident concerns do not seem to receive much attention. Overall, there are many apartment communities in the area that offer a better living experience and more responsive management. I looked at a residential complex in Newport News, the prices were lower, the units were more spacious, and the community environment was better.
All in all....once you move in, you'll understand why so many people are constantly moving..
