I signed a large number of documents for Merrill House and believed I had completed everything required. No one informed me that there was still another document or step left, and I was never told that the manager had to generate a payment link before I could move in. I arrived with a U‑Haul, ready to pay, and my brother took off work to help me. Only after arriving was I told that they “didn’t know” if I could move in today. Every hour I keep the U‑Haul costs me money. I should have been clearly told that move‑in was not guaranteed and that there were additional steps. This lack of communication has caused unnecessary stress, confusion, and financial loss.... It just seems like it's something that could be done? Like I'm ready to pay I've signed the lease it just feels like why not just make this person's life easier as a brand new tenant? Update: trying to move in today we'll see how it goes. I think it's stupid to use AI when it involves this much money and planning for people.

Do not expect hot water, heat, elevators, and ESPECIALLY AC to function. They will NOT. Constant outages leave residents without these essential services. Communication around these issues ranges between dropping the ball to downright patronizing. The bones of this building are wonderful, as is its location and its community. Lack of serious investment in the utility infrastructure makes it feel like a slum, and Eagle Rock pockets the profits instead of taking their responsibility towards residents. At least the lobby *reeks* of jasmine, though.

DO NOT LIVE HERE. It is currently 85 degrees inside my apartment. The air conditioning in the building is not working, despite the leasing office sending an email stating that the chiller has been "restored". The air conditioning going down has been a reoccurring issue for years, yet Eagle Rock refuses to invest in proper lasting repairs. There is a heat wave coming with forecasted temperatures reaching above 100 degrees, posing a very real threat to the health and safety of residents. Management shows little to no urgency in fixing the air conditioning before the building literally becomes uninhabitable in the next few days. There is incredibly high turnover in the front office with a new leasing agent every few months. Anyone working in the front office who actually cares about residents never lasts long. Working for Eagle Rock must be an awful experience. I have lived at Merrill House for 7 years, yet these issues are making me consider breaking my lease to move somewhere with basic modern living conditions. I've finally reached my breaking point.

Moved here in 2022 under previous management. At that time, we got what we paid for given rent was relatively affordable here for the surrounding area. However, as the surrounding cost of living began to rise, Merrill House rental rates went up as well. Even though rates went up, the quality of the building did not change. IT IS A VERY OLD BUILDING. With the building having central heat/AC, you are at the mercy of the building as to when those are turned on. With that in mind, Aprils are HOT and Octobers are COLD. As well, it is a FREQUENT occurrence for the hot water heater to crap out, especially at night when it can't be fixed until the next day- strap in for some cold showers! The water will also be turned off very frequently for repairs. Lots of repairs. The elevators will also frequently break. While there are 3 elevators in the building, the odds of all 3 working at once is RARE. Wifi is also more expensive here, given you HAVE to pay it through the building, instead of directly to the vendor at their usual price. Perhaps a little skimming off the top! A few specific people down in the front office are very kind. However, upper Eagle Rock Management will always be your typical slum lord style rental agency. This could also be why the front office people seem to change every few months? And best of luck ever getting a response. Don't expect to get your security deposit back, it will be taken to touch up a few dots of pain and to have the carpet washed (even though carpets are ripped out and replaced given they flip it entirely between tenants if it is an unrenovated unit). When you reach out to question this, don't expect a response either! Save yourself the trouble and look elsewhere. Might just be worth it for a better quality of living.

We had a great tour with Kayla Flores today. She was really nice and professional. She was able to answer all our questions.
