Second renewal. Still very happy. Proactive maintenance lately is appreciated. Mngmt is great and easy to work with. Would still like to see digital visitor parking for when the office is closed.

I just moved to the Knoll at Fair Oaks from living in Manassas Park. Prior to moving in here, the staff communicated regularly and asked if there was anything I needed help with. The apartment located is in a very pretty area with lots of stores and things to do.
They came but they don’t finish yet at this time we appreciate that they came to check and try to fix it , we need a lot in this apartment have many issues thanks to this maintenance to continue working on that !!

The knoll is average at best. Plenty of noise from kids running around, or people having group hang outs on their balconies. You’ll definitely be hearing the person above you walking about. Lots of dog poop to step in around the sidewalk and in the dog park (which is filled with rocks as substrate, not suited for small dogs).
Maintenance is terribly unprofessional and very bad at communication. If you put in a request for something, they will come to your apartment whenever without warning, knocking very aggressively at the door. Even if you specify on the request to only enter with permission, they don’t care. Every fix is the “land lord special”.
Trash pick up does not always come at the times it says, sometimes as late as 1am. But if you leave your trash can in the breeze way too long, management will be sure to fine you for that.
The parking is not great either. Open spots get filled fast, so if you come home after 9pm, you might have to park in the silver diner and hope you don’t get towed. And if you are unlucky enough to live here when it snows a decent amount, it’s every man for himself. The snow plow came days later after the snow had turned into ice, and only plowed a one way lane, causing traffic jams and cars to get stuck in snow banks. People with shovels only shoveled out their cars and didn’t help neighbors. There’s no community here.
The apartment itself is fine, but you’re definitely paying for the location, which is the only plus I see of living here.

We lived in one of their apartments13L . Even though we moved out before the end of our lease, we never received our $300 security deposit back. On top of that, we were told that we owed an additional $155, without any reasonable explanation.
We sent an email asking for clarification, but we never received a response. There was no transparency and no effort to address our concerns.
I’m glad we moved out. I sincerely hope I never have to live in any property managed by this company again.
