Clean and easy to access places in an ideal location. I’m not a tenant there yet but seriously considering moving there.

I have been a tenant at Gainsborough Court (GC) for about 5 years. I am finally out of this horrible place! The only positive thing is the kindness of the maintenance team.
GC is not secure. The doors to the buildings that house the individual units do not lock. GC is not accessible. There are no elevators or curb cuts. The one parking spot that is designated as handicap isn't even remotely ADA complaint. If you do not have mobility needs, seeing that GC designated spaces as handicap when they are not actually accessible is interesting.. and against the law.
The property manager is rude and incompetent. When I tried to resolve an issue, she lied multiple times. She then blamed me for not knowing how to resolve the issue on my own. How unprofessional.
GC is violating this law in the Virginia Residential Landlord and Tenant Act: "A landlord must accept at least one method of payment that does not include additional collection or processing fees. (§55.1-1204(J))". They are breaking the law, and do not care to resolve it.
They have brought wrongful suit against me twice during my tenancy, and back dated court papers to lie and make it look like I did not pay rent at all. Thousands of dollars later, these lawsuits were dismissed in short order in my favor. I have been advised by my lawyer to be extremely scrutinous of their ledgers and practices. In fact, I would avoid any AJ Dwoskin property, as I imagine they are copying this illegal and dishonest behavior at every property that is under the same management.
I was pressured into signing my lease without the landlord disclosing the lead present in the property. Landlords are required to disclose this, as it is a serious health risk. It took weeks to get this information. Their response was pathetic, to the effect of "it was really long, so that's why we didn't attach it". It's worrying to me that they expect tenants to sign a lease when they are withholding information from them.
GC refuses to take responsibility for law and lease violations and management lies and lays blame to try to cover it up. They are actively being investigated by Fairfax City for their treatment of tenants. Trust that GC does not care about your comfort, ease, or safety, so long as they get your money.

Extremely disappointed with Gainsborough Court Apartments. We were denied housing not because of income, credit, or rental history but because my family who will be living with me are undocumented. To be clear, I am not undocumented; the issue was with my mother and brothers wife who are undocumented.
We came prepared and ready to secure a home, only to be made to feel like we weren’t worthy of basic housing simply because of who lives in our household. Families are trying to live, work, and build stability, and instead of compassion or fairness, we were met with cold discrimination.
This experience felt unfair, discouraging, and honestly upsetting. I would not recommend if you’re looking for a place that treats families with understanding and fairness.

Moe was super nice and helpful! He fixed our kitchen cabinet and tap quickly and made sure everything was perfect. Great attitude and excellent work!
