I have lived at Amberleigh for over 3 years and I enjoy the community and the staff especially Rashid and everyone else in the office. The maintenance and the management have been great. Great location!

Two years. I really don’t know how we ended up living here for two years, this place is the most horrible, awful, dirtiest and nastiest apartment that I’ve ever been. A lot of safety and maintenance issues happened. So here are some horrible stuff that happened within those time: Refrigerator has been broken for many times, it’s the oldest and they only do quick fix to replace another old fans or pipes in it (whatever you call it). I remember my son being newborn and I do breastfeed and formula feed and so much milk went to waste! Garbage disposal and drains and toilet bowl that were all weak to do the work, Trash that’s been sitting outside the hallway for WEEKS. Smell were so awful it was a health safe risk!!! Mind you we pay extra for the trash collection every month and they really do think we deserve this. MOLDS MOLDS MOLDS everywhere, really they don’t and will never care about it, husband did the deep cleaning of carpet and during the first wash, the water turned black.. I really do believe that my son got his skin allergies and rashes from this environment. Parking during the winter were like trip to Jerusalem play dance because you have to get a seat to take a spot. AC AND HEATING, will always be your everyday headache if you live here, they never reach the bedroom… during summertime was so miserable we bought our own portable AC and during winter time, when it’s the coldest day, they will turn off the water heater without any notice and you will just be surprised…. And lastly, it’s not just me, or my kids or my spouse living here… found out there’s a lot of rats inside.🤢🤢🤢 So if you want to live with dignity, save yourself and your money from this place. To be honest with no judgement, low cost apartments were way more better than here.

I lived here for 2 years. The location is great, however I feel the need to mention some serious issues. You can see trash everywhere around the complex at any time, and because of that, there are mice all around the area. Overall, the environment feels dirty and the management is not very attentive. They do some maintenance work occasionally, but often leave things unfinished for example, digging up areas and leaving exposed metal on the ground. This can be dangerous, especially if you have children or pets. The biggest issue for me was the presence of large mice. Also, living here during the summer is extremely difficult. The AC units constantly break down, making the apartments unbearably hot. On top of that, the hot water frequently stops working. There were times I had to stay at a friend’s place because it was simply too hot to stay inside. Almost every week, you receive emails about issues—either the AC isn’t working or the hot water is out. It becomes very frustrating to deal with these ongoing problems.

While the leasing staff is friendly and professional, the actual living conditions at this complex are unacceptable. The units suffer from significant neglect; rather than performing deep cleaning or necessary repairs, management appears to simply paint over accumulated rust and grime. Furthermore, prospective residents should be aware that the "central air" is strictly seasonal and not activated until May, regardless of the temperature. During warmer months, the apartments reach temperatures that are not only uncomfortable but arguably uninhabitable. Management’s suggestion to rely on personal fans is an inadequate solution that shifts the utility burden to the tenant without providing actual relief. Given the price point, there are much better-maintained options in the area.

Location is good for us and the price per square feet is accommodating. But I guess you get what you pay for. Here's the breakdown: Management - Trying to get a hold of anyone in office is impossible. Even going in person, there is probably one person who works (if they're even there) and they won't help you at all. Their phones must not work because I have never had my phone calls returned. Maintenance - Maintenance is a joke, trying to get anything resolved is difficult. Our fridge has been leaking for months and the apartment complex has no care in the world that this will affect other units. The day before Thanksgiving the pipe behind our fridge had water was coming out so fast, we were filling buckets every 30 seconds. The issue has been temporarily fixed, but we are still without cold water in the apartment and the fridge is still leaking. Everything is done as cheaply as possible. Utilities - Management is so pressed for cash that they control when you can access heat/AC. This especially sucks for those on higher floors in the summer, temperatures will stay over 80 degrees indoors (and they don't provide ceiling fans within the unit). Be prepared to get an email every other day on what utility is out next - water, heat, etc. If I had a dollar for every time an email was sent out regarding an issue, I would be living here for free..... in other matters, when there is an email that goes out, very rarely do they actually email again saying the issue was fixed as they state. Safety - A few months ago there was a gas leak in our building, the management didn't care so we took matters into our own hands and called first responders to help evacuate the building for how severe it was. As a tenant, sometimes we feel the need to stay home or have someone check on the apartment just to keep an eye out if the apartment starts flooding, gas starts to leak, or the temperature gets unsafe for our pet. With how often things go wrong here, its anxiety-inducing. Long story short, it may seem like a good deal but be prepared to drop extra frustration and cash into this place to make it livable. As someone who's been renting for 10 years, I am very disappointed in the management, maintenance, and utilities.
