  "An unfinished basement is included." (Unless you choose a lot that cannot have one, and for an additional $30K beyond the base price, in addition to the all of the other things that they make obvious *are* optional upgrades). "1.5+ Acres" (Minimum, but you should expect that your lot will likely cost you a premium fee, although they want to establish that every lot is "considered premium"]). "Just 15 minutes to Lynchburg" even though it's supposedly *in Lynchburg* [don't let the GPS lead you to Madison Heights since they don't give out a zip code and many buyers like myself ended up looking for this site in a mobile home community.] and, getting to the edge of Lynchburg (city limits) is not that useful, so expect twice that commute [31min], like I encountered. As a Ryan Homes owner, I dropped my plans for the day to show up to their tour event that they announced last minute, because I thought what they were advertising might be my next upgrade, and I'm astounded at how burned I feel. The only value this community had to me was to inspire ways to save an astronomical amount of my money improving the existing home I got from them, and giving me a warning sign to not feel loyal to this company. Things I would fear losing my real estate license over if I had the character necessary to say, this company hands out Tesla's for. How revealing.
