    Just did a tour with one of acadia’s wonderful leasing agent Milad, very warm and welcoming mgmt staff, tbh great touring experience alone had me sold, not to mention top tier apartments. oh btw i also found that they are doing redecorating, with brand new furnishings! PS. They’ve got an arcade room!!

    I would strongly advise anyone considering this apartment to think very carefully before signing a lease. My experience here has been extremely disappointing due to multiple serious and ongoing issues that directly affected my basic living conditions. First, the noise level is unbearable. There is constant construction and delivery noise outside, combined with extremely poor sound insulation inside the building. Even normal neighbor activities can be clearly heard. This made it nearly impossible to rest or live normally. Second, the building suffers from persistent maintenance failures. Plumbing issues such as weak water pressure, clogged drains, and unpleasant odors have been ongoing for a long time. There have also been multiple power outages and unstable internet, which caused serious disruptions to my daily life, including important academic activities. Elevators frequently break down, leaving residents waiting for long periods, especially during peak hours. Sanitation is another major concern. Trash rooms are often overflowing, creating an unsanitary environment with insects like flies and mosquitoes. There are also frequent marijuana odors in hallways and common areas. Package management is extremely disorganized, and staff are often unhelpful and dismissive. Security is also poorly managed. Although the building claims to have controlled access, in reality, strangers can easily enter by following residents inside. There is little to no enforcement from management, which raises serious safety concerns. More importantly, what is most unacceptable is the management’s attitude. Despite repeatedly raising these issues, management has failed to take any meaningful action. Instead, they respond in a dismissive and often arrogant manner, denying the existence of clear problems and attempting to position themselves above legal responsibility. The lease structure itself also offers little to no protection for tenants. In practice, it feels like the contract is interpreted solely at the discretion of management, rather than being a fair agreement between both parties. Even when the living conditions clearly fail to meet basic standards required under Virginia law, management refuses to acknowledge or correct these issues. Instead, they dismiss concerns outright, as if their internal policies override legal obligations. When it comes to lease termination, the apartment attempts to charge multiple overlapping fees, including both an early termination fee and additional vacancy-related charges. This kind of double charging is unreasonable and feels exploitative. As an international student, I also felt that the treatment was particularly unfriendly and at times discriminatory. My concerns were consistently dismissed, and communication lacked fairness and respect.This apartment prioritizes its own interests over residents’ rights and well-being. Between poor living conditions, lack of accountability, one-sided contract enforcement, and aggressive fee policies, I cannot recommend this place.

    Acadia was my temporary accommodation and home for my first 2 months in Arlington. The one-bedroom unit was extremely spacious with plenty of closet and storage space, and it was well-furnished with plenty of charm and character. The concierge was helpful, and while there was one account of stolen food, the rest of my stay was smooth. There’s an active resident community on Facebook.

    I normally don’t write reviews, but I feel future tenants should be aware of the issues I experienced here. My experience with this apartment was consistently frustrating due to poor management and communication. The official sublease process was extremely disorganized and took more than a month to complete. Instructions kept changing, and I had to spend a lot of time calling and emailing the office just to get basic updates. Safety was also a concern. One night a stranger attempted to open my apartment door. After that incident, I ended up installing a Ring camera outside my door for peace of mind. Rent increases were steep as well — my renewal offer went up about 10% in a single year. The most frustrating part happened after move-out. I received a small utility balance and responded promptly, attempting to send payment. When the check was returned, I was arranging another payment and even asked a friend to bring it to the office in person. Despite that, there was no follow-up from management. Instead, the balance was sent directly to a collections agency and I only found out when I received the collection notice. Overall, many processes here felt poorly organized and unnecessarily stressful. Future tenants should make sure they understand how management handles communication, billing, and administrative requests before signing a lease.

    I lived at Acadia at Metropolitan for two fantastic years, and I’m genuinely sad to be moving only because of a work relocation. From day one, the entire team has been top-notch, making this community feel like a true family. A huge shoutout to the Community Managers, the Front Desk Staff, and the wonderful Cleaning Staff — they all operate with consistent excellence. I only needed the maintenance team once, but they were incredibly prompt. Besides the daily comfort and the amazing rooftop, the community atmosphere is strong. They have regular events that are a great way to connect. If you move here, you absolutely cannot miss the Fourth of July party; it's the highlight of the year. For me, the location was a true game-changer that simplified my busy life. Having easy access to places like Whole Foods and Costco, along with so many great local restaurants, saved me a massive amount of time every week. I will miss my "Acadia family," but I strongly recommend this community to anyone looking for a safe, high-quality place to live where the staff truly cares.
