I wish I could go back to the day I signed my lease and walk away. I haven't even lived here a full year and the issues have been endless.
Roaches are everywhere, not just in the units but in the elevators, laundry room, trash room, and hallways. I dealt with flooding that went unrepaired for 3 days. In the middle of February, I had no heat for 2 days. The dryer in the laundry room barely works, and when it does, it runs so hot it has literally burned my clothes even on the lowest setting.
And the elevators? There are four of them and I have never, not once, seen all four working at the same time. At least one or two are always out of service, which means long waits and constant frustration just to get to your floor.
What makes all of this worse is management. Instead of taking responsibility, they consistently blame residents for problems that are clearly not our fault. You never feel like they're on your side.
If you're considering moving here, please save yourself the stress and keep looking. There are better options out there.
I would give zero stars if I could. It was decent when I first moved in and now I can't wait to get the hell out. The elevators don't work, the doors are broken, there's cockroaches everywhere even in the washer and dryer. It took a year for them to fix the dryer when it broke. Literally as we speak I had to haul groceries around the building because the doors weren't working and then come wait in line for the elevators that aren't working either. There's no free parking for your guests when they come visit and A-1 towing is happy to tow the car and make you pay $200 even after you show them proof you paid for the parking.

It is funny how the respond to every comment to reach out to the office, i have been waiting to hear back from them to cancel my lease for over 4 months. They always respond with we will get back to you.
Elevators are consistently broken!! One elevator has been broken after someone was stuck in there for 30 minutes. Today, two other elevator broke and the person at the front desk said we have to wait until Monday for it to be fixed because someone in the leasing office had to approve. So now, we have ONE, let me say that again, ONE elevator working until Monday. Today is Saturday!
A few weeks ago some men in “suits” were here walking around the property. CIM bent over backwards to clean, fix the parking lot, paint the parking lot & a bunch of other stuff to make it look like CIM is actually caring for the building. But we all know that’s a big joke. Ever since CIM took over this building, this place is has taken a nose dive.
Investors, if you are reading this, don’t give CIM another penny!! I encourage you to actually hold a town hall and hear from residents directly. CIM management treats residents like crap and are afraid to talk with residents because they are too busy being in meetings and making decisions that only benefit them. There is one exception, Paul Ross. Paul Ross exemplifies what strong leadership should look like. He genuinely cares about the residents, consistently puts in the work, and leads with empathy and integrity. He sets the standard for others and, in my opinion, is the one who should be running this place.
If only CIM would put as much effort into taking care of their residents they way they put the effort in to “impressing” the investors.
I moved into a 2-bedroom apartment at Graham Apartments (5021 Seminary) about two weeks ago, and this has been one of the worst rental experiences I’ve ever had.
Before signing the lease, I specifically asked Ashley about the condition of the apartment. I was told that everything was renovated and in good working condition. Based on that information, I agreed to move in. Unfortunately, this turned out to be completely misleading.
From the very beginning, I started discovering multiple serious problems that should have been fixed before any tenant moved in. The washer was broken when I arrived (it was eventually fixed, but only after repeated follow-ups). The dryer still does not heat properly, making it almost useless. The dishwasher has been a complete failure — even after being replaced, it still does not work correctly. It makes loud, unusual noises and is missing the bottom panel, which is both concerning and unacceptable.
The HVAC system has also not been working properly since I moved in, and as of now it is still not fixed. This is a basic necessity, and there is no excuse for leaving tenants without a properly functioning heating and cooling system.
Maintenance has been extremely disappointing. It feels like they simply do not care. Requests are slow, and even when someone comes, the issues are not properly resolved. There is no sense of urgency, no follow-through, and no accountability.
I also spoke with Michelle about these problems and even asked if I could cancel my lease due to the condition of the apartment. She told me not to worry and promised that everything would be taken care of within 5 days. That promise was not kept. Weeks later, I am still dealing with multiple unresolved issues.
In addition, my experience with Paul at the front desk has been very frustrating. He is not helpful at all and does not provide real solutions. Instead, I was given empty promises and misleading information, which only made the situation worse.
To make matters even more concerning, I have seen mice inside the apartment. This is completely unacceptable and raises serious concerns about cleanliness, health, and the overall condition of the building.
What makes this situation even worse is the price. I am paying $2,549 per month plus utilities. For that amount, I expected a clean, fully functional, and well-maintained apartment. Instead, I am dealing with broken appliances, a non-working HVAC system, pest issues, and poor management.
The difference between what was promised and what I actually received is extremely disappointing. I feel misled and frustrated, especially as a new tenant who trusted the leasing office.
At this point, I am beyond frustrated. If these issues are not fixed immediately and properly, I will pursue legal action and explore every option to terminate this lease. I did not agree to live in these conditions, and I will not continue to pay this amount for such poor quality.
I strongly DO NOT recommend Graham Apartments or any of the surrounding buildings. Please be very careful, ask detailed questions, and inspect everything thoroughly before signing a lease here.
