The reception staff are friendly and helpful, but unfortunately that’s the only positive. The elevators are frequently out of service, which is a major inconvenience. The AC doesn’t work properly most of the time, and the utility bills keep getting more and more expensive. Overall, the building is not well maintained, and management needs to do a much better job addressing these issues.

I was considering moving here, but your residences are right, this place is only looking at for there bottom line, instead of addressing the urgent rodent issues as well as the outside pool areas, with the bird droppings. This is totally unacceptable.
Avoid The Graham at All Costs!!
If you are considering moving here, do yourself a huge favor and look elsewhere. This property has taken a massive nosedive over the last two years. Management prioritizes their bottom line and impressing investors over the health, safety, and basic respect of their residents. Once you sign the lease, the customer service vanishes.
Based on my experience, here is a breakdown of what you can actually expect if you live here:
Forget swimming with dolphins—at Southern Towers, you get to swim where geese bathe. Geese constantly swim in the pool before and after resident hours. Every morning, lifeguards have to chase them out and scoop piles of goose feces from the pool deck just so residents can walk there. (See photos) The geese routinely defecate inside and outside the water, making the entire pool area disgusting and unsanitary.
The property has big pest control issues because the company they contract, A-Pro, is a complete joke. I literally caught an A-Pro worker entering my apartment, walking around doing absolutely nothing, and leaving. When I provided this proof to the leasing office the property manager promised to escalate the issue and reschedule a proper treatment. I moved out many months later and never received a follow-up. They completely ignore resident issues, yet they never miss a beat sending automated emails demanding rent on time.
Trying to pick up a package during weekdays is an absolute logistical nightmare. There is rarely anyone at the front desk during the day, meaning you are forced to wait until evening hours (6:00 PM – 11:45 PM). Piles of packages just sit out in the open because they don't staff a daytime concierge. To make matters worse, an automated package concierge system has been sitting unused in the package room for over a year. It's a complete waste of money.
Then there is the a/c. It goes out all the time during the summer. Management turned off the a/c within the building itself except for the leasing office to "save money". But what are they really saving? They might be saving money but they are losing residents because people are tired of being treated like an after thought. If you are going to turn the a/c off in the building, why not the entire building, including the leasing office.
The bottom line here, is this place is bleeding money on cosmetic upgrades to impress investors while actively cutting services and amenities for the people who actually pay rent. They will be incredibly nice to get you through the door, but your living situation will quickly turn into a nightmare. Save your money, your sanity, and your health: Avoid this place at all costs!

I don’t even know where to begin. I walked in, stood quietly, and watched the front desk staff member — Ms. M — have a full, warm, animated conversation with the white male guest ahead of me. Laughing, engaged, completely pleasant. The second he walked away and she turned her attention to me, a Black American Muslim woman, it was like I became invisible. She didn’t say hello. She didn’t acknowledge me. She just stared at me and made gestures in my direction like I was supposed to read her mind.
I said good afternoon. Silence. I let her know as a courtesy that I was stepping outside to get my car and that my cleaning supplies would be there briefly — not asking her to watch anything, just being considerate. She immediately snapped that she was “not watching my stuff” — hands on hips, full attitude — for something I never even asked her to do.
When I asked to speak with a manager she told me to look it up. When I said have a great day on my way out she ignored me. Twice.
I witnessed the entire interaction with the guest before me. The difference in how she treated him versus me was not subtle. It was deliberate. As a Black Muslim woman I felt racially discriminated against and completely dehumanized in what is supposed to be a welcoming residential community.
Formal complaints have been filed with the property and the BBB. Run the cameras back
This place has constant issues ac doesnt work well and its like 90 degrees in my apartment seems like a basic thing for a apartment especially of this cost, on most days only two elevators are working alternating from which one wants to take the day off. The parking is terrible there are buses flying through all the time so make you triple check before you cross the street. Issues with cockroaches and mice are killing this place too. This is nowhere near a luxury apartment do not fall for the advertising.
