  We really loved touring this place! The kitchen is updated and it even has 2 ovens. It’s very inviting when you walk through the front door. The backyard is huge and the fencing is secure. The bedrooms are good sized. We love the blue door!

  We’ve seen the unit we could not open the lockbox to place. The key back in the code was a one time use. Also concerning the door between us and the downstairs is the door completely locked shut or do they have access to our home the home?

  DO NOT RENT WITH THIS MGMT COMPANY. They are probably some of the biggest scammers out there. If you look at any of their “good” reviews, it’s mostly property owners. If you’re a renter you will have no rights at all with them. We paid $85 a month for required lawn service but still had to weed and take care of the yard and send them monthly photos to get approval. When the sprinkler system wasn’t watering the grass properly they threatened to fine us even when that’s the owners responsibility. Our water heater broke and I had to have the state department call them to threaten them in order for them to get a new one in the house so we could shower after days of no action on their end. We also had a hornets nest in the sprinkler box outside and they claimed that was a tenant issue and if they had to send someone out to look at it we would have to pay for that. If you try to call their customer service line (oxymoron) it’s like talking to an AI bot except these are real people who can’t understand basic questions and issues. They also tricked us into using a third party security deposit company that scammed us out of $2k and then we still had to pay Wolfnest for move out fees. If you want to have a miserable time living at a rental property, these are your guys! Insane that they legally allowed to operate in the way that they do. EDIT: since their response is denying everything. Our water heater broke on March 8th and we immediately called the emergency service line since it was flooding the basement. We were told they likely couldn’t have anyone come out for a day or two (so much for an emergency line). We called multiple times a day after that for them to finally send someone out three days later to just confirm that it was in fact broken. They had to wait for owner approval to put a new heater in which took almost a week which is ILLEGAL, which is why we had to call the state department and they confirmed they spoke with them to give them a warning. And oh wouldn’t you know! 30min later Wolfnest called saying they were sending someone to put in a new water heater. We have email receipts of all of this and the countless back and forth we had to do over the 3 years we lived there when anything was broken. They’re straight up lying in their replied to bad reviews. Avoid them at all costs. Also we were well aware of the lawn care cost in the lease it’s just an insane thing to then make your tenants clean up on top of that and pay for lawn care 12mos when the lawn team comes 6-7 mos out of the year. Have fun renting from them if you do!!

  We have had the worst move out experience with this company. A month prior to our move out date they scheduled multiple inspections for different things like putting a lockdox on our door and to take photos of the interior while we were still living there, one of which my husband was home for and the technician wasn't even at the front door long enough for my husband to get a shirt on to answer the door before he left and they charged us a $75 rescheduling fee. The tech claimed our dog was not restrained and no one appeared to be home even though my husband was and our dogs Kennel is near our front door. In their reply below, they claimed that the technician rang the doorbell multiple times however, shortly after moving in, we did let them know that both our front and back doorbell did not work which was never resolved for the year, following our residence. They also charged us a $55 tenate benefits package for ONE DAY which I think is absolutely ridiculous especially considering we told them we would be vacated by the 1st. They also took 400 out of our deposit to buy an AC unit when all the units that were there at the time of our move in were at the property. Absolutely ridiculous! This place will literally rob you at any chance they can. If you are a landlord please don't use this company and if you are a renter avoid them at all costs!!

  If you are looking for a property management company that communicates poorly, delays essential maintenance, and nickel-and-dimes you at every turn, then Wolfnest Property Management is the perfect fit. Otherwise, run the other way. As a tenant, my experience with them has been an absolute nightmare: Filthy Move-In Condition: On day one, we moved into a home that had clearly not been cleaned. We had to clean up the previous occupants' mess ourselves just to make the space livable. Unfair Charges for Landlord Responsibilities: They regularly try to shift the financial burden of standard property maintenance onto the tenant. We have been billed directly for repairs that are legally and contractually the landlord's responsibility. Extortionate Threat Tactics: When we questioned or resisted paying these unauthorized charges, their response wasn't to resolve the issue—it was to bully us. If you do not immediately comply with whatever dollar amount they demand, they instantly tack on extra administrative fees and threaten to send your account to collections. Zero Communication: Trying to get a hold of a real human who can actually resolve an issue is nearly impossible. Emails go unanswered for days, and phone calls are constantly routed to voicemail or met with empty promises of a callback. Save yourself the massive headache, stress, and financial drain. Look for any other property management company in Utah, because Wolfnest is easily the worst option available. They do not care about tenant rights, they only care about extracting as much money from you as possible through intimidation.
